Position: Estate & Service Area Operative
Salary: Up to £30K
Reports To: Operations Manager
Hours/Shift Pattern: 12-hour shifts, 4 days on, 4 days off

Role Overview: The Estate & Service Area Operative ensures that this estate remains the best residential development in Canary Wharf by maintaining estate areas, managing the service bay efficiently, and overseeing refuse/recycling management. Every resident and visitor should experience exceptional service and feel valued.

Key Responsibilities:

  • Resident Move-In Support: Assist the management team and concierge with resident move-ins, overseeing removal vehicle's arrival and unloading.
  • Move-Out Support: Facilitate access to the service area for residents moving out.
  • Waste Management: Ensure refuse and recycling bins are moved to collection areas on designated days, keep bins/bin stores clean, and manage waste chutes.
  • Bulky Waste: Manage bulky waste storage and collections.
  • Delivery Management: Work with security and concierge to manage daily deliveries and collections for residents.
  • Support Services: Assist with deliveries and collections, educational facilities, and commercial units, including daily linen and food/beverage deliveries.
  • Maintenance: Ensure all front and back of house lights are functional, replace bulbs or report faults.
  • Cleaning: Conduct routine and periodic cleaning of estate areas, including pressure washing and deep cleaning.
  • Systems Check: Perform basic level checks on communal plant/systems (training provided).
  • Stakeholder Relations: Work closely with stakeholders to nurture relationships and shared values.
  • Adherence to SOPs: Thrive in your role by following Service Pillars and Standard Operating Procedures (SOPs).
  • Emergency Procedures: Be knowledgeable of all emergency procedures, such as fire evacuation, and perform duties as a Fire Marshal (training provided).
  • Safety Compliance: Assist in implementing the Building Safety Act 2022, ensuring the safety of all residents, visitors, and staff (training provided).

Qualifications and Skills:

  • Previous experience as an estate, service bay, or maintenance operative.
  • Ability to work to a schedule of routine tasks.
  • Commitment to delivering the highest level of customer service.
  • Excellent verbal and written communication skills.
  • Ability to work under pressure.
