Job Title: Social Housing Planned & Reactive Supervisor

Location: North London

Temp to Perm £21.00 - £23.00 per hour plus Van & fuel card.

Job Description: As a Social Housing Reactive Supervisor, you will play a pivotal role in ensuring the efficient and effective management of our social housing units. You will be responsible for overseeing the maintenance and repair of properties, ensuring the safety and comfort of our residents. Your key responsibilities will include:

Responsibilities:

  • Supervise and lead a team of maintenance technicians and contractors in responding to reactive maintenance requests.
  • Excellent Knowledge of Planned repairs and maintence services in housing.
  • Strong organisational skills, with the ability to manage competing priorities.
  • Strong inter-personal and managerial skills
  • Understanding the use of the Natfed 7.1 SOR codes
  • Manage the delivery of Planned repair works - raising specifications, scoping, and issuing works, technical advice, monitoring progress on and off-site, and undertaking pre- mid- and post-inspections.
  • Line-manage a team of sub-contractors and operatives, overseeing their performance, inspecting their work, and providing accurate technical advice to resolve day-to-day issues.
  • Manage expenditure and key performance indicators (KPIs) within agreed parameters.
  • General damp, structural and building diagnostic knowledge (minimum 5 years)
  • Carry our pre-inspections, work in progress (WIP) inspections and post inspections.
  • Can do attitude.
  • Understanding basic build regs
  • To complete additional tasks to support the effective operation of the Planned team and/or other teams within the business. This This may include but is not limited to handling internal/external queries, preparing documents and reports, and completing activities for pre-CDM meetings, checking for Asbestos surveys (or similar surveys), supporting the team to cover annual leave, training, or sickness. This may include covering phones.
  • IT experience of the use of computer, tablet, and PDA
  • Raising orders and approving/rejecting Variations on SOR codes
  • Excellent communication within the team, supply chains, residents, and leaseholders

  • Carry out inspection on their own to diagnose findings.
  • Ownership of work

Qualifications:

  • High school diploma or equivalent; additional education or certifications in maintenance management or related fields is a plus.
  • Proven experience in social housing or property maintenance, with a minimum of 2 years in a supervisory or leadership role.
  • Strong technical knowledge of building maintenance, repair, and renovation.
  • Excellent leadership and team management skills.
  • Effective communication and interpersonal abilities.
  • Proficiency in using maintenance management software and basic computer applications.
  • Understanding of health and safety regulations in housing maintenance.
  • A valid driver's license and reliable transportation.
