Maintenance Services Manager

Serco are currently recruiting for an experienced Maintenance Manager to support Invest NI in Belfast.

This role will see you ensure that the full range of Maintenance Services are provided to support the smooth running of the site, undertake Responsible Person and Authorised Person duties for all disciplines within professional competency, conduct competence assessments for the purposes of appointing 'Competent Persons' and issue standing instructions, and provide specialist engineering maintenance expertise across the Invest NI Belfast Building Services.

You will also lead on the delivery of Change and Lifecycle works, supervise, and manage specialist consultants and contractors, consult with Building Contractors around construction, access, snags, and latent defects, maintain audit regimes, accurately price Variations Minor New Works and Lifecycle works, and deliver project work.

Working with the Contract Manager, you will set, agree, and manage annual budgets and chair and attend relevant meetings.

What You Need to Do the Job

Primarily, you should be an experienced Maintenance Manager, with a strong understanding of Mechanical, Electrical and Electronic Systems (e.g., lifts, boiler plant, air handling/conditioning, fire alarm systems, communication systems, etc).

As a minimum, the role requires applicants to hold HNC/HND level in an engineering discipline, the ability to hold Authorised Person responsibilities and be commercially astute with an ability to deliver against contractual KPI requirements.

Direct line management experience is essential as well as a full driving licence.

This role will require the ability to work at height, strong negotiating skills, excellent communication and IT skills and the ability to undertake longer hours and on call commitments to meet the needs of the business.
