Position: Senior Surveyor
Work Schedule: Monday to Friday, 36 hours per week, full-time office-based

Role Overview:
We are seeking an experienced Senior Surveyor to manage a dedicated team of surveyors conducting repairs surveys across the city. This role demands strong leadership and organisational skills to ensure high standards of property maintenance and customer satisfaction.

Responsibilities:

  • Collaborate with the Area Repairs Manager to develop efficient systems for property inspections, reactive repairs, and cyclical maintenance.
  • Partner with Housing services and repair teams to enhance service quality and customer satisfaction.
  • Oversee resource allocation within the Property Services Division to manage workload effectively.
  • Identify investment needs and communicate them to the Property Planning and Assets Team for major works programs.
  • Provide technical support and manage the repairs term partnering contract.
  • Ensure compliance with Health and Safety policies and provide expert advice on relevant legislation.
  • Offer strategic leadership within the Housing portfolio, engaging with various stakeholders to ensure cohesive service delivery.
  • Ensure high-quality repairs in residents' homes and effective service delivery.
  • Manage and resolve complaints, documenting defects to prevent disrepair claims.
  • Process and manage claims under the insurance policy.
  • Conduct post inspections of building structures, resident repairs, communal areas, and estates.
  • Utilise Site Audit Pro or similar tools for inspections, order management, and report storage.
  • Respond to contract/cost variation requests within Section 20 limits and document decisions.
  • Approve contractor payments up to £10,000 and select jobs for post-inspection.
  • Handle cancellation requests from contractors with detailed justifications.
  • Perform pre-inspections, confirm appointments with residents, and update systems post-inspection.
  • Verify orders for insured perils and manage related claims.
  • Maintain Section 20 paperwork and insurance claims for pre and post inspections.
  • Provide timely responses to the insurance team within agreed SLA timeframes.

Key Skills:

  • Excellent knowledge of building pathology
  • Experience in responsive repairs, preferably within the Housing sector
  • Strong customer service and communication skills
  • Reliability, methodical approach, and attention to detail
  • Proficiency in IT and computer systems
  • Strong problem-solving skills with good literacy and numeracy
  • Ability to plan, organise, and prioritise work effectively
  • Understanding of customer needs and effective communication
