Asset Manager

Asset Manager. OUR CLIENT is an established and recognised real estate owner / investor who are expanding and are now looking for an Asset Manager to join the team and work on commercial portfolio of properties.

THE ROLE RESPONSIBILITIES for the Asset Manager:

  • Negotiating and dealing with tenants' lease events including rent reviews, break clauses and lease expiries
  • Familiarity with standard commercial lease terms and ability to fully interpret lease terms from leasing documents.
  • Instructing and monitoring letting agents on vacant commercial properties.
  • Reviewing, negotiating and agreeing Heads of Terms.
  • Overseeing the accuracy of property data on the system.
  • Understanding tenant rent statements and investigating discrepancies and variances.
  • Responsible for annual insurance renewal ensuring best value.
  • Ensuring billing of recoverable insurance.
  • Dealing with all applications for consent including alterations, assignments and under-lettings.
  • Minimising vacant property costs including mitigating business rates and utility charges.
  • Ensuring statutory audits are undertaken, recorded and accounted for the service charges, health & safety, etc.
  • Dealing with all business rates matters.
  • Preparing/approving service charge budgets, demands and apportionments.
  • Overseeing Section 20 procedures for long term service contracts and major works.

THE ROLE REQUIREMENTS and SKILLS of the Asset Manager:

  • Have 5+ years' experience managing a commercial property portfolio.
  • Previous experience of doing rent reviews and lease renewals.
  • QUBE / YARDI or TRAMPS knowledge.
  • Happy to work in the office 4 days a week.
