Job Description: Senior Property Manager and Inventory Manager

Location: Gloucester

Salary Range: Commensurate with experience Package Circa £35-38K

We are looking for a skilled Senior Property Management and Inventory Manager to join a leading estate agency. This role combines the duties of property management with inventory inspections, and it requires expert knowledge of tenancy deposit regulations, dispute and complaint handling.

Key Responsibilities:

  • Property Management:

  • Manage the day-to-day operations of a property portfolio, including maintenance, tenant queries, rent collection, and tenancy renewals.

  • Handle tenant complaints and ensure swift resolution.

  • Act as the point of contact between landlords and tenants, ensuring a high level of customer service.

  • Oversee contractors and coordinate property repairs, inspections, and legal compliance.

  • Tenancy Deposit & Dispute Management:

  • Oversee the deposit process, including the protection of deposits in line with the Tenancy Deposit Scheme (TDS) and other relevant UK legislation.

  • Manage end-of-tenancy deposit disputes, negotiating dilapidation claims and ensuring fair and compliant resolution.

  • Prepare detailed documentation for deposit disputes, liaising with tenants and landlords to agree on deductions, and submitting cases to the appropriate dispute resolution services.

  • Maintain up-to-date knowledge of Deposit Protection Rules, including the Housing Act 2004, and ensure all processes adhere to legal requirements.

  • Inventory & Inspections:

  • Conduct detailed property inventories at the start of tenancies ("makes"), mid-term inspections, and check-outs.

  • Prepare comprehensive condition reports, documenting any damages or discrepancies for future reference.

  • Advise landlords on potential maintenance issues and costs associated with property upkeep.

Skills & Experience:

  • Essential Knowledge: Strong understanding of UK deposit regulations, especially under the Tenancy Deposit Scheme and Alternative Dispute Resolution (ADR) procedures.
  • Previous experience in property management, with a background in inventory management.
  • Expertise in tenancy agreements, deposit protection legislation, and dispute resolution.
  • Excellent communication and negotiation skills for resolving disputes.
  • High attention to detail when creating inventory reports and assessing dilapidation claims.
  • Customer Centric attitude towards complain resolution
