Tenancy Manager - Liverpool

Leading property company in Liverpool are looking to recruit an experienced property/tenancy manager to join their busy team.

Main purpose of the job:

  • Ensuring tenants are moved in smoothly with fantastic communication and all legislation adhered to.
  • Ensure the client journey is managed effectively
  • Provide a high service to ensure clients re-let their properties

Key Skills

Booking viewings for viewing clerk. Acting on enquiries quickly to ensure leads do not go stale.
Put offers forward to landlords, making sure the client is the right client for the property and the business
Reference tenants in full following standard processes. Ensure the correct options are chosen as per the landlords requirements
Ensure all safety certificates are in date either prior or during the tenancy process
Ensuring chosen partners are used to inform of tenants moving in and out of properties.
Ensure tenants deposits are registered and protected legally and within time. Ensure rent is taken in advance.
Instruct chosen supplier to carry out the inventory prior to tenants moving in.
Ensuring tenants sign their AST correctly and in accordance with the agreed rent, start dates and tenancy length
Ensure clients are kept informed of developments throughout the process via standard emails and phone calls.
Ensure PayProp is set up efficiently to ensure prompt payments for landlords

Key Tasks Property Management

Ensure maintenance issues are dealt with quickly and in accordance with landlords requirements
Contact tenants in respect of arrears following the accounts department daily arrears report.
Be pro-active with problem tenants and take landlords instructions on serving notices. Recommend chosen partner
Ensure tenancies are renewed as per landlords and tenants instructions. Re-advertise properties where tenants have given notice to vacate
Book the check-out reports with chosen supplier.
Manage any deposit returns, deductions and disputes in accordance with business process.

Additional Tasks

Obtain positive reviews from landlords and tenants
Explore opportunities with existing clients for new property referrals
Make aware of potential longer-term void periods on properties and work on an action plan.
