Job Opportunity: Building Surveyor

Position: Building Surveyor / Damp/ Disrepair Surveyor
Salary: PO2
Reports to: Senior Building Surveyor

Role Purpose:
We are seeking a skilled Building Surveyor to manage the repair and maintenance needs of a large portfolio of homes. This includes overseeing building structures, internal and communal areas, and estate grounds. The role involves managing repairs and contractors to ensure compliance with standards, working closely with other teams to deliver excellent service to customers.

Key Responsibilities:

  • Conduct maintenance surveys on properties to assess conditions, identify defects, and specify remedies.
  • Provide technical advice and support across services.
  • Implement quality, financial, and budgetary control systems to meet service requirements and performance targets.
  • Assist with insurance claims, specifying and implementing necessary works.
  • Administer planned/cyclical maintenance programs.
  • Perform pre- and post-inspections to ensure work meets contract standards.
  • Prepare repair schedules, specifications, and technical drawings.
  • Support disrepair claims by specifying and supervising agreed schedules of work.
  • Assist with the Right to Buy process and handle service charge queries.
  • Manage minor works projects and estate improvement initiatives.
  • Conduct estate and block inspections with Housing Management services and stakeholders.
  • Identify and recommend priority projects for capital investments.
  • Liaise with clients, statutory authorities, tenants, and housing management regarding work queries.
  • Ensure all work complies with statutory requirements and current legislation.
  • Utilize technology and communication systems effectively.
  • Provide written and verbal responses to tenants, leaseholders, and officials according to guidelines.
  • Manage complaints and resolve issues promptly.
  • Ensure adherence to policies, procedures, and statutory requirements.
  • Support the development of trainee building surveyors.
  • Flexible working hours, including out-of-hours and resident meetings attendance.

Person Specification:

Essential Qualifications:

  • Part 1 RICS/CIOB or equivalent in a relevant course or equivalent experience
  • HNC/HND or equivalent in building surveying or a related discipline
  • Full UK Driving License (Manual)

Desirable Qualifications:

  • Graduate in Building Surveying or similar technical discipline
  • IOSH Managing Safely
  • NEBOSH / ROSPA Construction Health & Safety

Experience:

  • Managing repair and maintenance services in residential buildings
  • Making complex technical/professional decisions, particularly for remedial works
  • Project management of building works
  • Managing and administering repair and maintenance contracts
  • Consulting with residents and managing information using IT systems
  • Investigating complaints and managing major service failures
