We are seeking an Estates Advisor to provide expert advice on property-related matters and support the development of our Estate Strategy. The ideal candidate will have a strong understanding of property law, including the Law of Property Act, and experience in managing landlord and tenant matters. This role is pivotal in ensuring the effective management of the estate, including asset valuations, acquisitions, disposals, and dispute resolution.

Day to Day of the role:

  • Provide advice on the Law of Property Act, including dispute resolution and current legislation affecting the estate.
  • Handle landlord and tenant matters, lease interpretation, rent reviews, dilapidations, and lease obligations.
  • Conduct certified asset valuations and insurance valuations, maintaining the Capital Asset Register in line with CIPFA regulations.
  • Perform various property valuations, including market and impairment assessments.
  • Support the development and implementation of the Estate Strategy.
  • Manage the acquisition and disposal of property, including site searches, valuations, and negotiations with third parties.
  • Resolve title issues, boundary disputes, and encroachments in accordance with Force and Land Registry records.
  • Procure services and consultants in line with financial regulations and contract standing orders.
  • Demonstrate commitment to delivering value for money and high-quality service.
  • Engage in effective communication and management of expectations with customers and colleagues, adopting a customer-focused approach.
  • Participate in the Professional Development Review (PDR) process to improve performance.

Required Skills & Qualifications:

  • In-depth knowledge of property law, including planning law, Landlord & Tenant Act, and Courts Act.
  • Experience in estate management, including lease arrangements, valuations, and dispute resolution.
  • Familiarity with CIPFA regulations and the ability to maintain accurate asset registers.
  • Strong negotiation skills and experience in property acquisition and disposal.
  • Ability to identify and resolve complex property issues.
  • Excellent communication and customer service skills.
