Full-Time | £27,000 - £30,000 DOE

Monday to Friday with some Saturday work (time given back in the week for Saturdays)

We are currently recruiting for an

Inhouse Inventory Clerk and Property Manager

on behalf of a highly regarded Estate & Lettings agency based in Gloucester.

Key Responsibilities:

  • Create detailed and accurate property inventories, utilising new and innovative software to ensure high-quality documentation. In addition, you'll be responsible for ensuring these inventories meet company standards.
  • Conduct tenant check-ins and check-outs, ensuring thorough inspections and accurate record-keeping. As part of this process, you'll ensure that every detail is meticulously documented.
  • Manage a portfolio of residential properties, overseeing all aspects of property management and ensuring a high standard of service delivery. In doing so, you will maintain consistent tenant satisfaction.
  • Carry out regular property inspections, promptly identifying and addressing any maintenance issues. This ensures that properties remain in optimal condition.
  • Handle tenant communications, including managing enquiries, resolving disputes, and ensuring tenant satisfaction. Through effective communication, you will build strong relationships with tenants, landlords, and contractors.
  • Coordinate and oversee repairs and maintenance, liaising with contractors to ensure all work is completed to a high standard and within agreed timeframes. Additionally, you will monitor the quality of completed work.
  • Ensure compliance with relevant legislation and company policies, including health and safety regulations and tenancy law. This responsibility is critical to maintaining the agency's excellent reputation.
  • Manage rent collection processes, including arrears management and ensuring prompt payments. In this capacity, you will ensure the financial stability of the property portfolio.
  • Maintain accurate and up-to-date records, ensuring all property files and inventories are kept in good order. Moreover, you will ensure that all data is easily accessible for reference.

Key Requirements:

  • Previous experience in property management within the residential lettings sector is essential. This experience is vital to effectively manage the role's diverse responsibilities.
  • Strong expertise in inventory management, with a proven ability to create detailed and accurate inventories using innovative software. This skill set is particularly desirable for ensuring quality documentation.
  • Excellent communication and customer service skills, with the ability to build strong relationships with tenants, landlords, and contractors. These skills are crucial for maintaining a positive working environment.
  • Proficiency in using property management software, with experience in conducting check-ins/check-outs being particularly desirable. This proficiency will ensure efficiency and accuracy in all administrative tasks.
  • Ability to work independently, managing time effectively and handling multiple tasks with a high level of organisation and attention to detail. This ability is key to balancing the role's varied duties.
  • A proactive approach to problem-solving, with the ability to handle challenging situations calmly and efficiently. This approach ensures that issues are resolved swiftly and professionally.
  • Full UK driving licence is essential. This requirement allows for the mobility needed to manage multiple properties effectively.
