Permanent, Full-Time (Monday to Friday, flexibly between 8am - 5.30pm)

Curo, a leading Housing Association based in Bath, are seeking an Asset Property Analyst to join the Asset Management team.

This is an exciting time to join our Strategic Asset Management team as we embark on our new Strategic Plan - "delivering quality homes". As the Asset Property Analyst, your primary responsibility will be delivering our housing stock rationalisation programme through reactive and proactive option appraisals. You will play a pivotal role in recommending which properties we should invest in or divest from, thereby shaping Curo's overall property portfolio.

In this role, you will:

  • Conduct Comprehensive Capital Expense Evaluations: Perform detailed financial analyses and capital expense evaluations to determine the optimal investment or divestment strategy for our properties.
  • Data Analysis and Financial Forecasting: Leverage data from our housing and asset management system to identify and monitor the financial performance of our homes. Produce reliable financial forecasts and scenario models to inform cost/benefit decisions regarding refurbishment, disposal, or repurposing of properties.
  • Develop Data-Driven Recommendations: Place value for money at the core of your analyses. Investigate root causes of both strong and poor performance to identify trends and opportunities for improvement.
  • Maximise Return on Investment: Balance maximising ROI with ensuring strong financial performance while considering broader operational needs and strategic commitments.
  • Engage Across Teams: Collaborate with various teams to gather data and insights for options appraisals. Recommend whether to retain or dispose of assets based on thorough evaluations.
  • Field Visits and Stakeholder Liaison: Visit properties to understand their unique complexities and liaise with colleagues and external stakeholders to ensure timely progress of agreed transactions and realisation of income.

More about you

This role requires a proactive approach, strong analytical skills, and the ability to make informed decisions based on comprehensive capital expense evaluations. Your expertise will directly contribute to the strategic management and optimisation of our property portfolio, ensuring sustainable financial performance and value for money.

To be successful in this role the Asset Property Analyst will have the following background and skills:

  • Demonstrated ability to understand and interpret statistical and financial information, make informed judgements, appraise risk and convey advice as appropriate.
  • Track record of successfully managing significant capital / revenue projects, ensuring timely and effective delivery.
  • You'll be confident to analyse social housing data and financial information and present findings in clear, comprehensible reports.
  • Strong background of producing detailed reports for complex projects, to support effective decision making.
  • Highly proficient in using MS Excel at an advanced level, along with a strong aptitude for various IT applications.
  • Outstanding ability to communicate effectively and establish robust relationships with key internal and external stakeholders.

You'll hold a valid driving license and have access to transport.
