Applications are invited for the full-time vacancy of Laboratory Mechanical Technician in the Facilities department - the role is located on our client site in Limerick.

The main purpose of the role is to provide electrical support services & duties to OCS Management Services & to maintain the building facilities in consistent ready-to-serve conditions by rigid adherence to work generated from client requirements & requests within stipulated timeframes to ensure maximum Customer Service is achieved for our operations on our client's site.

Job Overview

We are currently recruiting for Mechanical Maintenance Technician to join our passionate and driven team based at our client's site in Limerick

Key Responsibilities:

  • Liaising with Facilities Manager, and other team members to schedule self-delivery PPM's Sub-Contractor PPM's & reactive works.
  • Assisting FM Team prepare progress reports and provide information for reporting.
  • Work with the FM team to Manage Planned Maintenance schedules & resources for each building under Facilities team remit.
  • Coordinating Sub-Contractor access & work permit issue.
  • Carry out contractor inductions for new contractors coming to site.
  • Logging & updating site maintenance related tasks on CMMS & keeping of hardcopy file back-up off maintenance records.
  • Report to and take direction from building facilities team whilst resolving issues at site & escalating when needed.
  • Report malfunctions of systems along with proposed solutions for improving system efficiencies.
  • Deal with staff, suppliers, visitors and contractors in a timely and courteous manner.
  • Ensure correct and safe use of hand and power tools on site and ensure that all equipment used on site is calibrated and certified/tested as required.
  • Planned preventative maintenance of Mechanical systems.
  • Must be experienced in the following systems: CRAC units, CCU units, FCU units, HVAC, Chilled and LPHW Closed Loop systems, piping systems, L8.
  • Meet service level agreements and respond to emergency breakdowns across site.
  • Specify and order materials as needed for works and ensure stock levels of critical spares are kept updated.
  • Provide on call cover on a rota basis.
  • Completion of reactive repairs ensuring minimum downtime on client plant and equipment.
  • Proactive approach to delivering maintenance in an efficient and effective manner.
  • The ability to complete all paperwork and maintenance procedures in a timely and appropriate manner to include all activities and reporting.
  • Prioritising of workload as required to accommodate daily client requests and requirements.
  • Identify items of plant and equipment that may pose a potential risk to equipment uptime and report these in a clear, concise and timely manner.
  • Provide technical support to onsite team and client on all ongoing technical activities.
  • Problem solving ensuring a solution for all required repairs in a timely manner.
  • Ensure FM services and ways of working are always compliant with ISO 17025 Lab Accreditation.

About You:

  • Applicants must have the right to work in the UK
  • Trade qualified Mechanical HVAC technician with at least 5 years' experience.
  • Experience in HVAC essential.
  • Experience in BMS essential.
  • F-Gas qualification preferred.
  • Full Driving Licence.
  • Experienced in maintaining equipment in Laboratory environments.
  • Polite, welcoming and have a friendly manner & be an excellent team player.
  • Experience in CMMS and/or CAFM applications (SAP, Maximo, PEMAC, Concept Evolution, eMaint) is beneficial.
  • Proficiency in Microsoft Office applications including Word, Excel, and Outlook is required.
  • A good appreciation of Facilities, Maintenance and Incident Management is desirable.
  • Awareness of QHSE requirements.
  • A flexible attitude and a proven record as a strong team player.
  • Be willing to develop new skills as needs arise.
  • Good communication (verbal & written) and interpersonal skills experience.
  • Good organisational skills and ability to prioritise workload efficiently & good problem-solving skills.
  • Ability to multitask and keep multiple customer issues in progress at once.
  • Be well organised with an ability to work on own initiative or as part of a team.
  • Utmost discretion and confidentiality in all matters relating to work is essential.
  • Knowledge of a functional Laboratory operation (Tech Ops, manufacturing, supply chain, procurement, etc) is preferred.
  • Experience of working in a GMP environment.
  • Ability to: Set up, modify, service, adjust, and make minor repairs to laboratory apparatus and equipment.
  • Maintain the lab and equipment in a safe and organized manner including the handling of hazardous or dangerous materials and equipment as required for some labs.
  • Read and understand technical manuals and schematics.

Note: These duties will change accordingly as the buildings evolve. You are required to be flexible in this
