SENIOR PROPERTY MANAGEMENT SURVEYOR
Location: Birmingham, Hybrid Working (2-3 days in office)
Role: Property Management Surveyor / Senior Property Management Surveyor
Salary: £35-45,000 plus benefits (car allowance)

JOB SUMMARY
This is an exciting opportunity to join a leading and progressive national commercial real estate consultancy in the UK and Ireland. The company works with investors, developers, and occupiers in both the public and private sectors. The successful candidate will be responsible for providing effective and efficient Property Management of investment properties for key national and local clients, working in association with the existing property management team across the region.

Based from their modern offices in the heart of Birmingham, you will work in a fun and collaborative team with exciting private and public sector clients.

RESPONSIBILITIES INCLUDED

  • Manage an existing portfolio of both national and local clients across the region.
  • Resolve day-to-day property management issues professionally and efficiently.
  • Service Charge management including annual budgeting and reconciliations.
  • Consider and provide advice to protect and/or enhance the client's asset value.
  • Liaise with clients, contractors and tenants on a regular basis and work closely with Property Management Accounts in ensuring excellent service is provided to all clients.
  • Monitor and manage key lease events, ensuring the accuracy of property management databases.
  • Facilitate client meetings as required and ensure client requirements are acted upon and their expectations fulfilled.
  • Manage relationships with clients and others in the local and regional property market.
  • Continually strive to improve working practices and client service delivery for the whole team.
  • Represent the company and the full range of property-related services available to clients.

SKILLS AND ATTRIBUTES

  • MRICS Qualified (Desirable but not essential)
  • Practical understanding of commercial property management.
  • Proven track record of managing service charges for multi-let properties.
  • Computer Literacy, specifically in Microsoft Office and Property Management databases.
  • Full UK Driving Licence
  • Demonstrates a clear understanding of client requirements
  • Enjoys the clear confidence and respect of clients
  • Collects, reviews and acts upon client feedback
  • Researches into current and future client requirements
  • Demonstrates an awareness of market trends
  • Capable presenter, both of technical and business matters
  • Good communicator internally and externally with clients and tenants alike
  • Presents a professional image when dealing with clients and demonstrates self-confidence
  • Demonstrates ambition and commitment to self-development
  • Highly organized
  • Manages own time and exercises good commercial judgment to maximize fee-earning potential
  • Demonstrates business acumen
