Groundsman I Maintenance Co-Ordinator

Proactive Personnel are currently recruiting on behalf of a unique business with in the residential property sector, they have an exciting opportunity for a Maintenance Coordinator to join the team of their new development based in Warrington.

About this role

Our Groundsman/Maintenance Co-ordinators undertake maintenance tasks throughout the site and ensure external contractors are professionally managed and supervised in their quotations and on-site management. They ensure the smooth operation and implementation of the maintenance programme at the site, including the liaison with developers at completion (if applicable) and the contractors for the building. They work positively and proactively with the team and take pride in ensuring the building is clean, presentable and well maintained at all times in accordance with Health and Safety, fire regulations and associated guidance.

What you do

You strive to achieve excellence in day-to-day maintenance of our buildings (internal and external) and contribute to a great first impression to visitors, whilst building good working relationships with staff and residents and helping to ensure the smooth running of the building.

This role reports to the Property Manager and you are responsible for:

  • Ensuring the repairs and ongoing maintenance tasks for the site are completed promptly and to a high standard
  • Maintaining stock inventories at site and order parts and components as required

Daily maintenance - checks and reactive fixes including:

  • Small electrical repairs (to UK regulations)
  • Locating and fixing minor leaks from faulty plumbing
  • Reporting failures of any white goods to the manufacturer and organising engineer visits
  • Maintaining the aesthetics of the building to ensure a tidy and well-presented property including litter collection and grass cutting
  • Maintaining the podium paved areas and steps leading to the car park and ensuring they are clean, tidy and hazard free
  • Maintaining and tidying of outdoor areas, paths, car park and grass/planted areas
  • Jet washing outside areas and car park during summer months
  • Liaising with the concierge for refuse removal and collecting the bins after they have been emptied
  • Continued decoration of the site and corridors and co-ordinating outsourced contractors should demand require
  • During winter months, duties will include carpet cleaning, painting and general indoor maintenance
  • Assessing the health and safety requirements of the in-house repairs and ensure they are completed safely (liaison with H&S consultant as required)
  • Working positively and proactively with the team to minimise complaints
  • Maintaining records and complete administrative tasks as required
  • Liaising with Maintenance Supervisor as required and providing regular service updates to the Property Manager.
  • You may be required to carry out other duties to assist the team.

The ideal candidate:

  • A First Aid Qualification and/or Fire Warden Training or willingness to be trained in such
  • Proven practical skills in areas such as carpentry, decorating, garden maintenance, basic plumbing
  • Proven experience of inspecting, fixing and maintaining equipment and machinery
  • Assembling and Dis-assembling furniture
  • Basic understanding of compliance checks
  • Dealing with contractors and defect periods
  • Ability to safely use hand and power tools and other maintenance and safety equipment as well as safely use and handle cleaning chemicals
  • Working knowledge of Health & Safety matters including Manual Handling and Risk Assessments
  • An understanding of excellence in customer service
  • An understanding of when items need upgrading or replacing
  • IT skills:
  • Understanding database software to collect instructions on new jobs
  • Proficient in Word, reading plans or O&Ms would be an advantage

37.5 hours per week

Monday - Friday

09:00 - 17:30 - 1 hour break
