Pre-Construction Project Manager

  • Ensure all preconstruction duties for programmes of work, allocated by asset strategy, are completed in a timely manner so delivery can be undertaken in each fiscal year. Duties include managing partners/contractors, consultants, validations, planning, budgets, procurement, specifications, working with large spreadsheets of programme data, Leasehold S20, party Wall notices, BSA etc.
  • Report on contractor/consultant workload and performance, to make sure a consistent approach to project management is adhered to and identify any strategic suggested improvements. Participate in undertaking regular validation surveys, ensuring that these are captured correctly and adhere to agreed data quality standards.
  • Function as client representative to ensure 'oven ready' projects are ready to hand over to delivery teams within the agreed time scale according to the programme of works.
  • Ensuring that regular site visits / inspections are undertaken so that resident satisfaction and quality remain at the forefront of the output and outcomes that the contracts deliver. Responsible to ensure that information on works conducted or no longer required are fed back into the Keystone system, to allow the maintenance strategy team to accurately forecast future programming.
  • Work with the procurement team to ensure that there are sufficient contracts in place to deliver the projected work streams and to manage consultants when used on projects.
