Job Summary

As the Residential Sales and Lettings Manager, you will play a pivotal role in the setting up of a sales business and the growth and success of the lettings business within our client's Market Bosworth Office!

You will oversee the sales and lettings day-to-day operations while fostering a culture of excellence and client satisfaction.

Your primary responsibilities will include:

  • Coaching and supporting the team and assisting with training initiatives.
  • Conducting market appraisals and valuations for both sales and lettings.
  • Winning business.
  • Have a deep understanding of our services and products, seeking cross-selling opportunities.
  • Negotiate contracts and fees, ensuring all necessary documentation is obtained before property marketing.
  • Take high-quality property photos and write accurate descriptions for market listings.
  • Marketing reviews and updates with the clients.
  • Manage incoming calls, emails, and face-to-face interactions with a focus on maintaining high levels of customer service.
  • Manage clients both in and out of the office, ensuring their needs are met.
  • Pre-qualify potential applicants and arrange/conduct viewings.

Client Relationship Building:

  • Build and nurture relationships, offering specialised advice to potential landlords and investors.
  • Understand the landlord journey and future property/portfolio plans.
  • Ensure the service standards are met at all times.

Tenancy Processing & Legal Compliance:

  • Negotiate tenancy terms with landlords and tenants.
  • Process tenant references and conduct right-to-rent checks.
  • Prepare tenancy agreements and ensure all safety certificates are in place before move-in.
  • Collaborate with and support the Property Management teams.

Skills & Experience

  • Previous experience in both sales and lettings is required
  • Managerial experience is preferred, or the readiness to step into a managerial position.
  • Proven track record in conducting market appraisals and successfully securing new business.
  • Ability to lead and manage a team effectively, both collaboratively and independently.
  • Up-to-date understanding of current lettings legislation and comprehensive knowledge of landlord/tenant laws.
  • Confident communication with investors, providing expert support throughout their property journey.
  • Strong written and verbal communication skills.
  • Professional and articulate demeanour, well-suited for a client-facing role.
  • Excellent organizational skills to manage day-to-day operations efficiently.
  • Experience in a fast-paced, busy environment.
  • Working knowledge of Microsoft packages and proficient keyboard skills.
  • NAEA or ARLA qualification or a willingness to work towards obtaining one.
  • Positive and adaptive attitude to foster a collaborative and achievement-oriented team environment.
  • Proactive approach with a clear desire to deliver results.
  • Must possess a full driving license and own vehicle for flexibility and mobility.
