JOB TITLE: PROPERTY MANAGER
SALARY: £27,000 - £30,000 + free parking
This is a fantastic opportunity for an experienced Property Manager or Property Co-ordinator looking for a step up in their property career.
We are seeking an experienced and dynamic Property Manager to oversee the day-to-day operations of a property portfolio. The ideal candidate will be responsible for managing tenant relations, ensuring property maintenance, and maximising the value of the properties under management. This role requires a proactive individual with strong organisational skills and a deep understanding of the property management industry.
JOB DESCRIPTION:
- Responsible for managing a portfolio of properties
- Conduct detailed property inspections as needed and provide comprehensive inspection reports to landlords.
- Address maintenance issues raised by landlords or tenants, or discovered during inspections; notify the landlord and obtain approval for necessary repairs.
- Prepare job sheets for contractors and ensure all property notes are regularly updated.
- Maintain consistent communication with landlords and tenants, providing progress updates.
- Coordinate contractors, gather quotes, and handle interactions with landlords and tenants at all levels.
- Monitor and follow up on outstanding work orders weekly, keeping all parties informed and ensuring accurate note-taking.
- Oversee key management by ensuring they are signed in and out properly, with logs kept accurate and up to date, including coordination with offices for accurate key coding.
- Arrange and ensure compliance with gas safety certificates and Electrical Installation Condition Reports for all properties.
- Ensure each property holds relevant certficates
- Perform spot checks on contractors' work.
- Liaise with contractors on-site when necessary.
- Review and approve major works on behalf of clients.
- Process contractor invoices, verify accuracy, input them into the system, and submit them to accounts.
- Regularly verify that up-to-date public liability insurance details are on file for all contractors.
- Escalate complaints to the manager when necessary.
- Carry out additional tasks as assigned and agreed upon with your manager.
PERSON SPECIFICATION:
- Previous property management experience is desirable.
- Target-orientated with a proven track record of achievement.
- Enthusiastic.
- Excellent written and verbal communication skills.
- Highly organised.

- Ability to develop and maintain internal/external relationships.
- Ability to work to strict deadlines and to remain calm and professional at all times.
- Ability to effectively and efficiently use Microsoft Office, specifically Word and Excel.
