One of London's largest privately-owned property development and management companies is seeking a Commercial Asset Manager. With a diverse portfolio spanning residential, hospitality, mixed-use, and commercial projects across London, the Home Counties, and the Midlands, the company manages a £4 billion portfolio of over 6,000 homes and over 700,000 square feet of commercial developments under construction.

The Position:

As a Commercial Asset Manager, you will be responsible for ensuring the optimal performance and profitability of a vast portfolio of commercial properties, circa 322,000 sq. ft. You will manage lease agreements, market vacant units, conduct rent reviews, maintain portfolio data, and develop strong relationships with tenants, managing agents, and internal teams.

Key Responsibilities:

  • Maintain accurate records of tenancies, vacancies, and portfolio data.
  • Actively market and oversee the leasing of vacant units, ensuring a proactive approach.
  • Liaise regularly with managing agents to obtain client statements, arrears reports, and handle rent reviews.
  • Collaborate with internal teams to understand and execute the strategy for each site, including managing vacant possession when required.
  • Coordinate with building surveyors on lease-end dilapidation surveys, negotiating refurbishment payments.
  • Identify opportunities for refurbishments to enhance property value and marketability.

The Person:

The ideal candidate will have strong organisational and communication skills, with a keen eye for commercial opportunities. A relevant degree in Real Estate, Facilities Management or equivalent and RICS qualified.

You will also demonstrate:

  • A proactive approach to solving problems and improving asset performance.
  • A creative mindset for developing strategies to enhance property success.
  • A collaborative spirit, working effectively with internal and external stakeholders.
  • Confidence in liaising with JV partners, solicitors, banks, and other external organisations.
