Area Manager - Buildings/Property Services - PERM

Adecco - Housing & Property Services are in search of a committed Area Buildings Manager to supervise maintenance, compliance, and cleaning within the organisation's Communities. In this vital position, you will guarantee the quality and safety of the properties that customers consider home. Please note a full driving licence and access to a vehicle is essential for this role. (West - Oxfordshire / Luton / Northants and St Albans)

Location: Bedford (Hybrid working)

Salary: £33,000 - £36,000 per annum plus car allowance

Contract: Permanent

Working Hrs: Full time (37 hours per week)

Your responsibilities will include:

  • Leading, mentoring, and nurturing a team of building staff to achieve outstanding performance and customer service.
  • Managing daily operations, actively handling risks, and ensuring the efficient functioning of all schemes and properties.
  • Upholding all properties to health and safety standards and ensuring adherence to regulatory mandates.
  • Evaluating and overseeing minor maintenance and cleaning protocols to preserve high-quality living conditions.
  • Collaborating with peers and various departments, contributing to strategic operational planning, budget formulation, and delivering effective performance evaluations and reports.
  • Leading your team effectively, ensuring clear communication of departmental and organisational goals with a strong emphasis on customer strategy.
  • Overseeing all case management within your team comprehensively, with a focus on proactive and preventative actions.
  • Upholding a strong commitment to safeguarding, aiding team members in the reporting and management of all resident-related cases.
  • Engaging in liaison, networking, and negotiation with local authorities and support providers to improve service delivery.

We are looking for someone with:

  • Ability to lead, inspire, motivate, and guide team members toward achieving maintenance and service goals.
  • Understanding of maintenance, compliance, and cleaning standards and regulations.
  • Excellent verbal and written communication abilities for effective coordination with team members, peers, and external contractors.
  • Strong analytical skills to identify issues and develop innovative solutions.
  • Ability to work collaboratively with others within and outside the team, including In house Maintenance Service and contractors.
  • Flexibility to respond to changing circumstances and to manage and adapt to new situations as they occur.
  • A focus on delivering high-quality services that meet the needs and expectations of residents.

Knowledge & Experience:

  • Knowledge of best practices in facilities management, particularly within an independent living/residential setting (E).
  • Familiarity with various building systems and infrastructure, such as HVAC, electrical, plumbing, and their maintenance requirements. (DE)
  • Comprehensive understanding of health and safety regulations, building codes, and compliance requirements for residential facilities. (DE)
  • Understanding of how to work effectively with external service providers and contractors. (DE)
  • Knowledge of cleaning protocols and standards
  • Proven experience within a facilities, property services, or maintenance department. (E)
