Commercial Property Director

The Role

This exciting, new opportunity is to head the varied and growing commercial portfolio of the Tatton Estate, delivering its day-to day property and strategic asset management. The preferred candidate will be responsible for driving forwards the profitability, income and value of the portfolio including identifying and securing significant further change of use, letting and development opportunities. The role will also include a focus on improving the environmental and community benefits of the portfolio and living the Estate's values.

The individual will have direct oversight of the commercial portfolio, including working closely with the wider Fisher German Tatton Management, Agency and Advisory teams and other consultants as required to best perform the role effectively. The successful candidate will also work within a wider Fisher German team working closely with the estate.

Background to the Tatton Estate

The Tatton Estate is the largest private landowner in East Cheshire, extending to over 5,000 acres. The Estate includes a large and diverse commercial portfolio that enjoys a unique location spanning both Knutsford town centre and more mixed-use assets south of Manchester. The Estate is passionate about its local communities and takes its responsibilities seriously. They are custodians, but also innovators and see their role as protecting and enhancing the Estate's assets so that it can be passed on to the next generation.

The Tatton Estate has been under the stewardship of the Brooks family, their associated trusts and companies since 1958. The day-to-day management of the Estate is the responsibility of Fisher German LLP, Knutsford Office and a growing in-house team which this role will be part of.

Key Duties/tasks

Property and Team Management:, shaping the team and strategy to ensure optimum performance including:

  • Drive down voids and maximise rental terms against comparable benchmarking
  • Ensure debtors are minimalised.
  • Proactive management lease events including rent review and lease renewals
  • Regular asset inspections, meeting with tenants and ensuring compliance of lease terms
  • Tenant applications for licences to alter, sub-lets and assignments
  • Ensuring best value for money on repairs and renovations ensuring suitable flexibility for change of use
  • Improve quality and condition of the different asset classes in the portfolio
  • Marketing to capture the unique quality of the estate's location and offer and the opportunities sites have as well as use of images, plans, CGIs, web, press and social media
  • Pro-actively improve the energy efficiency of the commercial portfolio including future proofing.
  • Use of IT (including Yardi) to maximise efficiency and ensure full compliance and accurate data
  • Managing compliance, including Risk Register, Insurance, H&S, Service Charges and similar
  • Work with the wider estate on communications, PR and enhancing its reputation within the region.

Asset Management including:

  • Growth of the rental roll, profitability & asset value enhancement
  • Identify and evaluate opportunities, new uses, buildings and acquisitions working with the wider estate team
  • Prioritise investments and shape cashflow working closely with the Estate's new Finance Director
  • Manage team, suppliers and budget to deliver necessary planning including permitted development, scope, capital investment to programme and for excellent value for money
  • Building network of trusted suppliers especially for planning, construction, letting and end users
  • Negotiating potential joint ventures or risk-reward sharing agreements
  • Reaching a wide spectrum of diversified uses from retail, leisure, F&B, sports, storage, agribusiness, education, farm shops, infrastructure and much more

Ideal Candidate

Proven property and asset management experience across a mixed commercial portfolio

Strong business acumen to spot opportunities to add value and achieve favourable terms where possible

Detailed knowledge of Landlord & Tenant law

Exceptional negotiation and communication skills

An innovative approach to management to align with estate ambitions

Experience in strategic planning and ability to deliver ambitious projects to programme and budget

Experience on alternative delivery models such as long leaseholds & J.V.'setc.

Strong emotional intelligence and experience of acting for both private individuals and corporates.

Highly organised with good task prioritisation skills alongside a strong attention to detail

Experience of working within a multi-faceted business

Personable & proven experience of building strong working relationships

Ability to balance property decisions with wider estate goals and objectives

Local as well as broad market knowledge and contacts

Ability to manage property and a team whilst also personally setting strategy and delivering development projects

Strong IT, financial and tax knowledge, including for investment appraisal

Experience of innovative property marketing
