Property Business Development Executive

Working for a fantastic property company in Manchester, we are recruiting someone for the Business Development team who loves property, has an eye for a great investment, and who enjoys networking and building relationships. This role involves sourcing high quality stock for your clients - typically new-build residential developments, off-plan and stock properties which are predominately city centre apartment blocks. You'll also have a keen interest in analysing potential locations which are going to be brilliant future investment spots.

Location: Manchester office

Hybrid: Yes! Typically 2 days in the office, and 3 days from home - however, with the nature of this role, you'll also be travelling a lot to meet developers, builders, attending networking meetings etc

Salary: £35k basic plus bonus, profit share

What you'll be doing?

  • Updating Salesforce with key documents and deal information.
  • Responsible for liaising with the marketing team to ensure all launch documentation is accurate and delivered on time.
  • Communicate on progress to network of residential real estate professionals, including agents and developers
  • Proactively seek out potential deals through research, sharing them with the sourcing manager
  • Attend property events to grow property network
  • Build and maintain long-term supplier relationships with developers and agents, become their first point of contact once a deal has been agreed and work collaboratively with them to complete and record the due diligence
  • Identify and contact local agents to validate pricing and lettings information on potential deals
  • Occasional travel to meet developers across the country, mostly although not exclusively, in the North of England and Midlands
  • Manage the contract process, overseeing due diligence and valuation analysis on target developments, ensuring that comprehensive appraisals are undertaken to deliver high quality deals
  • Prepare agreed deals for launch to clients - working with other departments for handover e.g. Care Team & Marketing and 3rd party suppliers including but not exclusively Brokers & Solicitors, Agents and Developers
  • Report as required on KPIs & weekly activity

What skills and experience will you need?

  • Demonstrable experience in Property or Business Development
  • Ability to present findings and data in a useable format
  • Experience of negotiating deals
  • Efficient and organised
  • Agile and able to change course quickly when timeframes are changed
  • Good excel skills and ability to analyse data and report back on it
  • Excellent written skills to be able to contribute to and create documents for clients and 3rd parties
  • Exceptional communication skills and able to talk with confidence to agents/developers/solicitors/mortgage brokers
  • Property knowledge
  • Strong problem-solving capability
  • Ideally educated to degree level, ideally in a real estate or business-related subject
  • Knowledge of the conveyancing and mortgage process would be a huge advantage
  • First hand experience within the property industry (residential or commercial)
  • Strong professional network of property contacts, e.g. developers and agents
  • Competent user of a SRM and/or CRM system; preferably Salesforce, in order to maximise efficiency and automation of business processes.
