Job Description:

Our client is seeking a dedicated and experienced Property Manager to oversee the management of residential and/or commercial properties. The Property Manager will be responsible for the overall operational and financial performance of the properties, ensuring tenant satisfaction and landlord compliance. The ideal candidate will be detail-oriented, highly organized, and have a strong understanding of property management best practices.

Key Responsibilities:

  • Property Maintenance:

  • Organize and manage repairs and maintenance to ensure properties are in good condition.

  • Conduct regular inspections and coordinate necessary improvements or fixes.

  • Work with external contractors to complete tasks efficiently and to a high standard.

  • Tenant & Landlord Relations:

  • Act as the primary point of contact for landlords and tenants, addressing questions, concerns, and disputes.

  • Handle tenant move-ins, renewals, and lease terminations, including deposit returns and inspections.

  • Manage tenant inquiries, ensuring timely and professional responses.

  • Financial Management:

  • Oversee rent collection, handle arrears, and manage payment schedules.

  • Prepare monthly financial reports for landlords, tracking expenses and income.

  • Manage property-related budgets, ensuring costs are kept under control.

  • Legal Compliance:

  • Ensure properties comply with local regulations, including safety standards for gas, electricity, and energy performance.

  • Manage tenancy agreements and ensure they are legally compliant.

  • Stay informed about changes in property laws and ensure practices adhere to legislation.

  • Marketing & Lettings:

  • Promote and market vacant properties to secure tenants quickly.

  • Conduct viewings and screen prospective tenants.

  • Negotiate and finalize tenancy agreements in line with landlord expectations.

Skills & Qualifications:

  • Proven experience in property management or a related role.
  • Strong knowledge of landlord-tenant laws and property regulations.
  • Excellent communication and interpersonal skills.
  • Ability to manage multiple properties and tasks simultaneously.
  • Financial management skills and proficiency with property management software.
