Senior Property Manager - Block Manager - Salary £45,000 - £55,000 DOE (25 days holiday, 10% pension contribution) ... Extensive residential block management experience essential. We are advertising for a Senior Property Manager to join a prestigious West End property company to oversee the management of a high-quality period and modern style portfolio. The candidate will be overseeing external managing agents and ensuring the needs of the properties are met.

It is essential that the candidate has experience in running their own portfolio of high-end residential blocks, including, experience in preparing service charge budgets, overseeing section 20 projects in a professional manner, assisting Solicitors in preparing and issuing licenses to alter, dealing with escalated complicated issues with the properties, successful applicants will also have extensive lease knowledge.

The role:

  • Proactively manage a portfolio of residential service charge buildings
  • Undertake quarterly inspections of properties to ensure they are managed and in line with H&S legislation and good practice.
  • Prepare service charge budgets for high end properties
  • Ensure year end accounts are prepared and discrepancies communicated with Leaseholders within a timely manner
  • Oversee and resolve complicated disputes, insurance claims, work closely with Solicitors in preparation of license to alter or any other licenses.
  • Issuing Section 20 notices and dealing with project from start to finish, involving surveyors and ensuring communication is upheld to leaseholders.
  • Assist the Director with Property Management duties.

About you:

  • Extensive block management experience required, including service charge budgets, section 20 projects, lease dispute resolution and ensuring arrears are kept under control.
  • Experience of leading the management of a high end, period portfolio
  • Proactive approach to managing properties, with excellent customer service experience.
  • Very strong understanding of leases, including service charge obligations and landlord and tenant covenants.
  • Confident and able to prepare service charge budgets
  • Competent in dealing with professionals in preparation of licenses and covenants
  • Competent in completing insurance claims
  • Good understanding of Commonhold and Leasehold Reform Act 2002.
  • AIRPM/MIRPM or ATPI or MTPI or AssocRICs is preferred.
