Property & Facilities Manager

We are recruiting a Property and Facilities Manager to join our Performance Management, Quality and Risk team, based at our office in Bedford.

The Property & Facilities Team is responsible for supporting the day-to-day maintenance on Copart's UK estate, by ensuring that the buildings are properly maintained, clean and safe for our Teammates.

This role is responsible for the day-to-day management of the Property & Facilities team and other management tasks such as supervising contractors and more strategic responsibilities such as managing project budgets and advising on long-term energy efficiency on larger projects.

They will oversee the preventative maintenance arrangements for all existing Operation Centres and Head Offices and any additional new sites, ensuring that preventative maintenance programmes are established, and being effectively utilised to address deterioration in the property and land owned and operated by the company.

Responsibilities will include:

  • Managing the Property & Facilities Team and ensuring that works are completed in a timely period.
  • Specifying requirements for buildings, groundworks, services, security etc. to support the Operation Management team with new sites or extensions to existing sites.
  • Managing the tender process and contractor selection for all large works to ensure best value for Copart.
  • Preparing and issuing JCT Minor Works Contracts and overseeing CDM compliance, Building Regulations, Health and Safety and Insurance requirements as required.
  • Working with Legal, Finance and HSE management, to ensure that all projects meet the required standards and company controls.
  • Ensuring that defects are addressed promptly, and that cost-effective repairs are undertaken in a timely manner and in a way which minimises any operational disruption.
  • Overseeing all construction works via regular on-site visits and making construction decisions and giving informed direction
  • Ensuring that all Company properties remain compliant with relevant property legislation, for example EICR or DDA requirements.
  • Undertaking an annual review of the property condition and adherence to established maintenance standards at each Operations Centre.
  • Managing spending approvals and administration associated with contract, repair and development works.
  • Recommending areas for preventative maintenance to reduce the risk/cost-related remedial works to Operational staff.
  • Working with Copart planning consultants and managing other specialist consultants through the planning and construction process of new land developments.

What we need from you:

  • Clean driving licence and flexible approach to working location.
  • Excellent people management skills with the ability to work effectively as part of a team.
  • Demonstrable experience in managing large-scale works programmes, with effective project and financial control.
  • Experience in procurement of contractors for small and large works.
  • Able to effectively and objectively assess land for use by the Company.
  • Strong communication skills and able to build effective working relationships.
  • Strong commercial acumen.
  • Recent/relevant qualifications in property, surveying, planning or building related disciplines would be an advantage, but not essential.
