About the Role: Hays Recruitment is seeking a dedicated and experienced Commercial Property Manager to oversee the efficient management and operation of a diverse commercial property portfolio. This role is crucial in ensuring the optimal performance, maintenance, and financial viability of these properties while fostering positive tenant relationships.
Key Responsibilities:
- Property Operations: Supervise day-to-day operations of commercial properties, ensuring smooth functionality and high-quality standards.
- Tenant Relations: Act as the main point of contact for tenants, addressing enquiries, concerns, and requests promptly.
- Lease Management: Manage the leasing process from marketing to finalising agreements, aiming to maximise occupancy rates and rental income.
- Financial Oversight: Develop and manage property budgets, coordinate rent collection, and handle financial activities related to leases.
- Maintenance and Repairs: Oversee maintenance and repair activities, ensuring timely completion and quality construction.
- Compliance: Ensure properties comply with relevant laws and regulations.
- Property Inspections: Conduct routine inspections to assess conditions and recommend improvements.
- Reporting: Prepare comprehensive reports on property performance, financials, and occupancy rates.
- Emergency Response: Be available for after-hours emergencies and incidents.
- Tenant Retention: Develop initiatives to enhance tenant satisfaction and retention.
Requirements:
- Good knowledge of Landlord and Tenant Legislation.
- Strong interpersonal and communication skills.
- Ability to negotiate commercial deals.
- Commercial acumen and problem-solving skills.
- The ability to work independently and as part of a team.
- Full clean UK driving licence with access to a vehicle.
Desirable:
- Experience in commercial property management within the public sector.
- Knowledge of asset management principles.
- Previous experience with MRI Qube software.
