Position Overview:

Our client is looking for a Property Manager who specialises in PBSAs. With their growing portfolio of PBSA properties, they are looking for a dedicated and detail- oriented professional to lead the management of the existing blocks and help expand their footprint. This is an important role in a business that is committed to maintaining its reputation as a leading student accommodation provider. Key Responsibilities:

  • Property Management: Oversee the day-to-day management of a selection of PBSA portfolio (max 4 sites 150 beds), ensuring all properties are maintained to the highest standards, and all facilities are operational and compliant with health and safety regulations.
  • Tenant Relations: Act as the main point of contact for tenants within your portfolio, addressing any concerns promptly and professionally. Ensure a positive experience from move-in to move-out, maintaining high occupancy rates and tenant satisfaction.
  • Maintenance Coordination: Manage and coordinate all aspects of property maintenance, including routine inspections, repairs, and emergency response. Liaise with contractors and in-house teams to ensure timely and cost-effective solutions.
  • Compliance Management: Ensure all properties meet regulatory requirements, including health and safety, fire safety, and data protection standards. Keep up to date with changes in legislation and implement necessary adjustments.
  • Growth and Development: Identify opportunities for expanding the PBSA portfolio and improving existing operations. Contribute to the strategic planning and execution of new developments.
  • Marketing and lettings: Work to achieve 100% PBSA occupancy each year, to manage and organise viewings across PBSA sites, to maintain relationships and inbound enquiries with international agent partners, to attend viewings either online or in person and maintain tenancy database (web portal and Excel spreadsheets) and associated paperwork for all new lettings.

Requirements:

  • Experience: A minimum of 2 years of experience ideally in PBSA property management, with a proven ability to manage multiple sites effectively.
  • Knowledge: In-depth understanding of the PBSA market, including relevant rules and regulations. Experience in implementing compliance measures and managing maintenance schedules.
  • Skills: Excellent communication, organisational, and problem-solving skills. Ability to work independently and as part of a team, with a hands-on approach to problem-solving.
  • Mindset: A proactive, growth-oriented mindset with a passion for student accommodation and a commitment to maintaining high standards across the portfolio.
  • Qualifications: Relevant qualifications in property management or a related field are preferred, though not essential.

Experience & Skills:

Essential

  • Team leader, administration, or supervisory experience, working in student accommodation, hospitality, or property management
  • Proficient in use of Microsoft Office applications, in particular Excel (used for student accommodation finance and tenancy management), Outlook and Office 365, social networking and general use of IT
  • Ability to work with minimum supervision and use own initiative to achieve constructive outcomes. It's vital that the candidate is proactive.
  • If something urgent occurs out of hours, to be prepared to be contacted.

Desirable

  • Experience of using tenancy management systems/databases
  • Experience of marketing and sales environment
