Senior Sales & Lettings Negotiator (Estate Agency)

Our client are looking for an experienced Senior Sales/Lettings Negotiator to join their busy team for an independent Estate Agency in Ilford.

Job responsibilities:

  • Professionally dealing with clients either face-to-face, by phone or e-mail
  • Drive the business forward by offering great customer service
  • Responsible for the sales and lettings, working a monthly Individual & Team target
  • Meet, greet and welcome customers into the office and properties
  • Building strong relationships with clients, and meeting targets & KPIs
  • Primarily focused on building trusted relationships with Vendors, Landlords, Buyers, and Tenants, assisting them with advice and guidance whether they are buying, selling, or renting a property
  • Handling enquiries generated from marketing portals, telephone and walk- ins, in a professional manner
  • Working closely with the Co-ordinator/Sales & Lettings Manager in identifying new business opportunities
  • Develop business opportunities to expand company property portfolio
  • Formulate strategies to target properties on the market for an extended period
  • Source and cultivate new leads including canvassing and cold calling
  • Email Management - To receive and respond to incoming emails and calls, then qualifying leads with view to assessing their suitability for available stock and, where applicable, book viewings
  • Diary Management - Managing your own diary, arriving early to diary appointments, confirmation calls/text messages
  • Correctly Registering and qualifying new applicants landlords, vendor, buyers and book property valuations
  • Conducting viewings with prospective tenants/buyers and following up on feedback & system update
  • Arrange and attend property viewings & market appraisals for properties to rent and for sale.
  • Maintaining regular contact with landlords/vendors and applicants and recording all communication
  • Conduct market analysis and negotiate prices effectively
  • Successfully negotiate offers & lets
  • Take photographs of properties as required for marketing and advertising, schedule of condition
  • Updating Clients on marketing of their property especially Vendors
  • Verifying buyers' ability to proceed before confirming sale
  • Make mortgage and solicitor referrals where appropriate
  • Obtaining and providing feedback post viewing
  • Sales Progression - Progressing a sale and liaising with all parties involved
  • Arranging & Conducting detailed Moving in/Out inventories reports
  • Ensuring that you are up-to-date on lettings legislation
  • Ensure properties are ready for occupation - Test all services are operating in properties, all keys are present and correctly tagged, take meter readings and flag debt on key meters or lack of meters etc.
  • Ensure properties meet health & safety measures prior to occupation without fail i.e. working smoke alarms, CO2 alarms, window restrictors, hot water/heating facility etc
  • Provide weekly reports to the Sales/Lettings Manager
  • Maintaining & updating records on our internal database relating sales/lettings queries
  • To ensure absolute compliance to company policies and procedures in all aspects of the role
  • To work as part of a team and individually
  • Participate in team meetings as and when required
  • The role is varied and may require getting involved in other relevant areas from time to time
  • Key Cuts & tagging of keys/allocating missing keys
  • Occasional debt collection site visits/occupancy checks or as assigned by management
  • Deposit Taken
  • Follow through with your client from start to finish including balances, documents, filling of reference/credit forms etc
  • Ensure documents are correct - check they are within 3 months of date, income proof etc
  • Vetting clients on suitability of income for rental agreed
  • Adhering to tenancy application dates and failing non-compliance to advise clients accordingly on forfeit of funds where necessary
  • Occasion Draw up and sign up of moving in documents

Candidate requirements:

  • Previous experience as a Sales/Lettings Negotiator
  • Strong record of meeting exceeding targets
  • Excellent communication skills both written and verbal
  • Highly professional, positive, ambitious and enthusiastic approach
  • Ability to work under pressure
  • Willingness to tackle a variety of tasks
  • Take initiative and be flexible in working in a fast paced environment
  • Full clean driving licence

Salary basic up to £25,000 due to experience
OTE £40,000
