Leasing Manager - Leeds

Property Management Recruitment (PMR) are seeking an experienced Leasing Manager to manage the day-to-day leasing activities, set the leasing strategy and lead the on-site team while delivering outstanding customer service at a very exciting BTR scheme in Leeds.

The successful candidate will lead the leasing team in achieving occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals and referrals.

Key Responsibilities:

  • Leading the leasing team and drive all sales and leasing activities to achieve the community's revenue and occupancy goals.
  • Maintaining data integrity by ensuring all processing applications, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
  • Support the Building Manager in all aspects of the role including managing leasing performance, occupancy, team members, reporting, problem solving, resident satisfaction and strategizing etc.
  • Executes activities in support of the community's lease renewal program by preparing letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates and ensuring that all renewal documents are signed and implemented on time.
  • Responds quickly and courteously to resident concerns and questions and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual.
  • Completes various accounting, financial, administrative reports.
  • Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community's established policies related to concessions, specials, and other programs to boost occupancy.
  • Uses software to track apartments availability, record traffic and leasing activities, manage resident and future resident's data, and capture critical demographic and other information about existing and future residents.
  • Support the Marketing Team with overall marketing/leasing efforts and offers input and suggestions in regard to promotions, advertisements, and pricing.
  • Be the leader in delivering consistent excellent service that leads to resident renewals.
  • Be responsible for the development, engagement and motivation of the team, and lead the team to success in achieving its goals.
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organisational standards, and operational processes related to area of responsibility and reporting violations or infractions to appropriate individual.

Skills, Knowledge & Experience:

  • Previous experience in a similar role in BTR or the wider residential property sector.
  • Have an excellent understanding of the leasing process and current legislations and requirements.
  • Be a natural leader, motivating and coaching your team to succeed.
  • Have a passion for customer service and ensuring excellence.
  • Be proficient in executing sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing.
  • Have excellent written and spoken English.
  • Be proficient in IT skills including MS Word, Excel & Outlook (training will be provided for our internal database system).
  • Have a collaborative working style and strong leadership qualities to ensure that people follow your lead.
  • A bright, clear and calm communication style.
  • An organised and methodical approach to tasks.
  • Able to work under pressure and meet tight deadlines.
