Job Description

We are seeking a dedicated and proactive Housing Officer to join our client's team in Middlesborough. This full-time role offers a competitive salary and the opportunity to make a significant impact on the lives of their tenants by ensuring they are well-supported and settled in their homes.

Key Responsibilities

Tenant Support and Advice
o Provide advice to tenants regarding local amenities, schools, GP surgeries, etc., to help them settle and utilise community resources.
o Support tenants with moving in, including providing Welcome and Starter packs and assisting with utility bill registration.

Void and Occupation Management
o Assist the Housing Manager and Maintenance Officer to achieve void turnaround targets for repair works.
o Manage the pre-void and occupation process to ensure smooth transitions.

Tenancy Administration
o Ensure end of tenancy and new lettings comply with administrative, legal, and contractual requirements.
o Work closely with the Local Authority's Housing Officer to clarify tenant rights and responsibilities.
o Escalate potential breaches of tenancy to the Local Authority's Housing Officer and support enforcement of tenancy conditions as needed.

Estate Management
o Conduct regular estate inspections, monitoring cleaning, grounds maintenance, and repairs to maintain high-quality living conditions.
o Identify, report, and monitor repairs and maintenance needs within the designated area.
o Perform minor maintenance tasks to avoid delays and maintain property conditions.
Meeting and Compliance
o Attend internal and external meetings as required, with time off in lieu for meetings outside normal office hours.
o Handle complaints effectively according to procedures, managing each through to completion with support from the Housing Manager.
o Provide advice on anti-social behaviour and escalate issues internally and externally when necessary.

Safety and Record Keeping
o Ensure statutory safety checks are completed and records are maintained appropriately.
o Always comply with contractual and regulatory responsibilities.
o Maintain accurate and up-to-date record-keeping, monitoring, and administrative systems.

Requirements

Experience and Knowledge
o Minimum of 2 years' experience in support work and housing.
o Relevant building maintenance experience.
o Sound understanding of main Health & Safety Regulations, including COSHH and risk assessment.

Skills and Abilities:
o Excellent written and verbal communication skills.
o Ability to create and maintain working relationships with residents, colleagues, and contractors.
o Proactive in sharing ideas for improvements and keen to enhance personal performance.
o Commitment to understanding and fulfilling customer needs, with a willingness to go the extra mile.
o Positive 'can-do' attitude and effective team-working skills.

  • Additional Requirements:

o Valid driver's license.
