Senior Building Surveyor
Bristol - North Somerset
Rate: circa £325 per day Umbrella
Job Overview:
As a Senior Building Surveyor, you will play a critical role in managing and delivering maintenance programmes, overseeing minor capital projects, and ensuring the efficient and compliant operation of building services. You will work on a variety of projects, including listed buildings, and contribute to public sector decarbonisation efforts. This role requires a combination of technical expertise, project management skills, and a commitment to sustainability.
Key Responsibilities:
Planned Maintenance Programme Contribution:
- Develop and implement a robust planned maintenance programme.
- Regularly update maintenance schedules and preempt potential issues.
Project Management for Minor Capital Projects (up to £1-2m):
- Manage all phases of minor capital projects from conception to completion.
- Develop project specifications and secure necessary planning permissions and listed building consents.
- Ensure compliance with building control regulations.
- Oversee the awarding and management of build contracts, ensuring timely and budget-compliant delivery.
Responsive and Remedial Repairs Management:
- Appoint and coordinate contractors for minor repairs.
- Prepare detailed repair specifications and secure necessary consents.
- Monitor and ensure the quality and timeliness of repair works.
Mechanical and Electrical Systems Replacement and Renewal:
- Secure expert advice and perform calculations for M&E system replacements and renewals.
- Ensure systems meet current standards and future needs.
Specification and Management of New M&E Systems:
- Develop and manage specifications for new M&E systems in new construction projects.
- Oversee contract awards and ensure the installation meets project requirements.
Decarbonisation and Net Zero Contributions:
- Secure advice and perform calculations for replacement systems aligned with decarbonisation goals.
- Develop specifications that support public sector decarbonisation and Net Zero targets.
- Facilitate bidding for public sector decarbonisation initiatives.
Qualifications and Skills:
- Relevant degree in Building Surveying or related field.
- Professional membership with RICS or similar.
- Extensive experience in building surveying, particularly in managing maintenance programmes and minor capital projects.
- Proven track record in securing planning and building control consents.
- Strong project management skills.
- Knowledge of mechanical and electrical systems.
- Experience with listed buildings and public sector decarbonisation projects is desirable.
- Excellent communication and coordination skills.
