Salary:

Senior- £32,000- £35,000 + £3,000 Car Allowance & Business Mileage Allowance

Experienced- £28,000- £31,000 + £3,000 Car Allowance & Business Mileage Allowance

Trainee- £24,000- £27,000 + £3,000 Car Allowance & Business Mileage Allowance

We have a very exciting position for a Property Manager to join a successful Property business that operates throughout the whole of the UK. They help clients to invest and create safe and affordable green homes to rent.

They are looking for a professional individual to join their Property Management Team, who can use their skills, knowledge, and experience with the industry to provide excellent service to all their clients. The ideal candidate will be able to excel in the business's values and be accountable for their own portfolio.

As an experienced property manager, you will be confident dealing with all aspects of property management, while building positive client relationships with all clients, colleagues, and externals alike and always ensuring a high level of customer service.

As a Property Manager, you will be required to:

  • To help achieve/exceed department KPI's around repairs, rental voids, rental arrears, and rental market reviews
  • To ensure the business meets its obligations as a letting agent, and its Repairing Standards duties
  • Responsible for the day-to-day management of the residential portfolio
  • Building strong relations with clients - delivering high levels of service and resolving any problems
  • Acting as the main point of contact for property owners across a portfolio of new
  • build/traditional developments
  • Overseeing reactive repairs and planned maintenance to properties, sourcing and instructing contractors
  • To lead on communal repairs for a building, where required - in gathering quotes, seeking appropriate consents, instructing, and overseeing works, and ingathering neighbours' funds
  • Monitoring the performance and costs of works carried out
  • Resolving complaints
  • Carrying out regular inspections
  • Ensure you have regular communication with the Landlord to update them with any information.
  • To process all deposit releases and negotiate regarding any dilapidations if required to bring to a satisfactory conclusion.
  • To ensure accurate recharging for repairs carried out
  • To support the HMO team to ensure properties in the portfolio always remain compliant
  • Supporting the investment team to provide knowledge within all areas of property management.
  • Make strides to learn the commercial/financial side of the business, learning from managers and directors to then be able to contribute once that knowledge is established.

Experience:

  • Trainee - expectation that Trainee PMs will be ARLA (Propertymark) qualified within 3 years and have a minimum of 6 months of experience
  • Experienced - ARLA (Propertymark) part / fully qualified and a minimum of 3 years of experience
  • Senior - ARLA (Propertymark) fully qualified and a minimum of 5 years of experience
