Job Description: Property Asset Manager

Location: 2 days WFH, 2 days in the Kent office, 1 day site visits across Essex & Kent

Role Overview:
They are seeking an experienced AST Property Manager to manage a mixed portfolio of 65 residential properties and 60 land sites for a major infrastructure client. This role involves overseeing all aspects of property and asset management while ensuring compliance with all legal and regulatory standards. The role also requires conducting annual site inspections (excluding Check-In's & Check-Out's) and driving asset growth and development.

The position offers a flexible work arrangement, with 2 days working from home, 2 days in the Kent office, and 1 day allocated to site visits across Kent and Essex.

Key Responsibilities:

  • Portfolio Management: Oversee 65 residential and 58 land properties, managing day-to-day operations, and ensuring properties meet compliance and tenant satisfaction standards.
  • Leasing & Letting: Manage the leasing process, including tenant negotiations and onboarding.
  • Rent Reviews & Lease Renewals: Handle rent reviews and lease renewals to maximize returns.
  • Asset Acquisition & Disposal: Assist in acquiring new assets and identifying surplus properties for disposal.
  • Rent Collection: Ensure timely collection of rents and arrears management.
  • Compliance: Work with the facilities management team to ensure all properties meet legal compliance standards.
  • Maintenance & Inspections: Organise property maintenance and conduct annual inspections (excluding Check-In's & Check-Out's).
  • Client Reporting: Provide accurate and timely reports on portfolio performance to clients.
  • Stakeholder Relations: Build and maintain strong relationships with tenants, contractors, and clients.
  • Site Visits: Conduct regular site inspections across Kent and Essex for both residential and land properties.

Qualifications & Skills:

  • Experience in residential property management.
  • Familiarity with compliance regulations.
  • Strong client, stakeholder, and contractor management skills.
  • Highly organized, with strong time management and multitasking abilities.
  • ARLA qualification is advantageous but not essential.
