Building surveyor - Repairs & maintenance

Adecco's Property services specialist Division North is delighted to be partnering with this amazing Housing Association in recruiting for two permanent Repairs Surveyors to work in their Assets and Planned Maintenance department.

Purpose

These roles will work respectively responsive and planned maintenance teams, supporting various activities with the scope of achieving and delivering excellent service and represent the organisation at high standards.
These roles are also key to the successful delivery of the Regulator of Social Housing's new Consumer Standards and the expectations of Awaab's Law.

Duties

  • The post holder will provide technical assistance and promote continuous improvement in working methods, building excellent relationships with internal and external stakeholders.
  • Prepare specifications and costed schedules of works using schedule of rates (SORs) in respect of day-to-day repairs, adaptations and improvement works, to reflect good building practice, assisting colleagues with larger and more complex projects.
  • To work closely with the Care Management team in the delivery of repairs, improvement, and compliance work to organisation's care portfolio.
  • To carry out asset inspections and stock condition surveys to enable the implementation of appropriate works and improvements, create works schedules and provide advice to incumbent and existing residents and colleagues as appropriate.
  • To work closely with colleagues, contractors, residents and other stakeholders to ensure a comprehensive approach to delivery of excellent services.
  • To ensure that repairs and improvement works are completed to a high quality, within time and to budget, meeting customer expectations,
  • To deliver a customer-focussed, 'right-first time' approach to all responsive repair and planned work. Ensure that JRHT obtains quality and value for money from both the contractor framework and the in-housework force.
  • To develop and maintain a good understanding of the condition of homes and the local conservation area environment and neighbourhoods.

Candidate requirements

  • Building surveying experience within Social Housing especially in repairs and maintenance
  • A recognised qualification in a building related subject (NVQ, HNC, HND, City and Guild, Diploma, RICS, CIOB, RIBA) or equivalent work experience.
  • Robust experience of managing contractors' work with the confidence and knowledge to address poor performance where necessary
  • Understanding of domestic construction techniques and materials, fault diagnosis and specification of remedial work.
  • In depth knowledge of diagnosing and remedying mould, damp and condensation issues in homes.
  • Robust knowledge and experience of health and safety and statutory compliance requirements.
  • Great communication skills and stakeholders management
  • Competent in the use of Microsoft Outlook, Word, Excel, Teams and housing asset management software systems
  • Driving licence and access to vehicle
