We are seeking a Property Manager to join our award-winning Estate Agency to competently manage our current property portfolio. This role involves direct liaison with tenants, landlords, contractors, and other third parties to address all maintenance issues and ensure compliance with legal requirements. The successful candidate will be responsible for the organisation of annual certificates, handling enquiries, and maintaining accurate records.

Day to Day of the role:

  • Manage the current managed property portfolio, ensuring all parties are fully updated.
  • Address all maintenance issues, coordinating with tenants, landlords, and contractors.
  • Arrange all legally required certificates, including Gas Safety, EICR reports, EPCs, and CO2 & Smoke Alarms.
  • Utilise Property File in conjunction with Alto to keep all records up to date.
  • Conduct property inspections in line with tenancy agreements and provide reports to landlords.
  • Perform annual rent reviews and adjust rents as necessary.
  • Organise and carry out check-in and check-out inventories for tenancies.
  • Handle the deposit refund process after tenant vacation.
  • Negotiate tenancy renewals and carry out general office duties.
  • Respond to all incoming enquiries via phone, email, and walk-ins.
  • Provide team support to cover duties during sickness, holiday periods, and peak times.

Required Skills & Qualifications:

  • Proven experience in property management or a lettings negotiator role.
  • Strong organisational skills and the ability to manage multiple tasks efficiently.
  • Excellent communication and negotiation skills.
  • Knowledge of legal property management requirements.
  • Proficiency in using property management software, ideally Property File and Alto.
  • Ability to work independently and as part of a team.
