REED Specialist Recruitment is delighted to support our client a high-profile Housing Association who wishes to recruit a Technical Officer to cover a 12-month fixed term contract.
Reporting to the Head of Asset Management you will deliver an efficient & effective response maintenance service to ensure the Associations stock is maintained to the highest standards & in accordance with relevant policies & procedures, Building Control, Fire Authority, Environmental Health and Health & Safety Regulations.
Responsibilities
Providing a high level of service to tenants, responding promptly to maintenance queries, processing, allocating & issuing response work orders
Undertaking pre & post inspections of response maintenance works ensuring repairs are undertaken within the appropriate response time
Liaising with contractors, ensuring issues with repairs are dealt with efficiently, as well as monitoring the overall performance of the contractor
Carrying out pre and post inspections of void properties, ensuring void properties are returned ready to let at the earliest opportunity
Administering property adaptations for tenants with disabilities, which will involve liaising with Occupational Therapists & external agencies
Undertaking health & safety inspections & carrying out risk assessments, ensuring contractors work is conducted & completed in accordance with current Health & Safety requirements as well as making recommendations for review or action as necessary
Represent the department at tenant meetings, such as quarterly "time for tenant" meetings or tenant consultation meetings
Liaise with the Housing Management team & scheme managers in relation to updating tenants on progress with repairs
Maintaining up to date records, ensuring works are entered onto the in-house system
Providing detailed reports for management as required
Approving contractor's invoices for payment in line with the agreed schedule of rates, ensuring the Association receives value for money
Assisting when required with preparing specifications, drawings, bills of quantities & schedule of rates to enable the invitation of quotations and tenders
Process & respond to complaints in accordance with the appropriate policy
Monitoring customer satisfaction reports, resolving outstanding issues & making recommendations to improve the service
Assist with identifying & preparing information required for insurance claims
Any other reasonable and relevant duties as and when requested by Management.
Essential Criteria
Education/Qualifications & Experience
A professional or 3rd level qualification in a building related discipline & a minimum of 2 years' experience in the delivery of response or planned & cyclical maintenance programmes
OR: A minimum of 5 GCSEs at grade C & above or equivalent including English & Maths & a minimum of 5 years' relevant experience in the delivery of response, planned & cyclical maintenance programmes
AND: Personal Effectiveness
Understanding of building regulations & health and safety legislation
Communication skills both written & oral
Organisation skills & ability to work to tight deadlines
Ability to work as part of a team but take the lead & use own initiative when necessary
IT skills – working knowledge of MS Office packages and administration skills.
Desirable
A working knowledge of mechanical and electrical installations.
