Maintenance Operative

£28k basic + discretionary company bonus

8-5pm Mon-Fri (on call rota with overtime/time off in lieu and some flexibility required for busy periods)

Role Profile

As a Maintenance Operative, you will take ownership of ensuring the safety, comfort, and quality of our student homes at our Glasgow property. You are pivotal in maintaining our facilities to the high standards expected by our residents. You will have the opportunity to develop in your role with the support and guidance of our Maintenance Supervisor, contributing directly to the upkeep and maintenance of our community.

Main duties

  • General Repairs: Taking ownership of all general repair tasks to maintain the condition and functionality of student accommodations, in line with health and safety regulations.
  • Plumbing and Heating Repairs: Managing basic plumbing and heating repairs with a focus on safety and efficiency, supported by ongoing training provided by facilities management.
  • Patch Painting: Completing necessary painting tasks to uphold aesthetic standards, ensuring all work complies with health and safety requirements.
  • Inspections: Conducting thorough daily, weekly, and monthly inspections of facilities and grounds, promptly identifying maintenance needs and reporting findings to the Facilities Management team.
  • Incident Management: Promptly notifying and escalating incidents to ensure swift resolution, prioritising the safety and well-being of residents and staff.
  • Record Keeping: Maintaining accurate records of all inspections, maintenance activities, and safety checks, ensuring compliance with regulatory standards.
  • Safety Inspections: Performing comprehensive safety inspections using established checklists, collaborating closely with facilities management to address any safety concerns promptly.
  • Storage Areas: Ensuring storage areas are clean and organized throughout the shift.
  • Equipment Inspection: Conducting visual inspections of mechanical equipment in plant rooms, ensuring proper operation and promptly reporting any issues to facilities management.
  • Fire Alarm Testing and Emergency Response: Testing and logging fire alarm system results regularly, responding promptly to fire and emergency situations as per training provided by facilities management.
  • Water Temperature and Flushing: Monitoring and recording water temperatures as required, conducting water flushing procedures to maintain system integrity and safety standards.
  • Snow Clearing: Clearing snow and gritting accommodation pathways.
  • Portable Appliance Testing (PAT): Conducting annual PAT tests for all portable appliances, ensuring compliance with safety regulations and standards, supported by ongoing training.
  • Safety Promotion: Promoting and maintaining safe working practices among staff and residents, actively participating in health and safety training sessions organised by facilities management.
  • Clean Workspaces: Maintaining clean, organised work areas to enhance efficiency and safety during maintenance operations, following guidelines set by facilities management.
  • Security Awareness: Remaining vigilant about security issues and adhering to security protocols to safeguard residents, property, and personnel, collaborating closely with facilities management on security-related matters.

Ad Hoc Duties: Completing additional tasks assigned by the management team promptly and effectively, supporting facilities management initiatives and projects as required.

Desirable

  • PBSA Industry Experience: Previous experience in the Purpose-Built Student Accommodation (PBSA) industry is a plus.

The successful candidate will be required to consent to a DBS check upon being offered the role.
