Site Manager A busy house builder seeks to appoint an experienced Site Manager for volume development based in Lancaster. My client have built a reputation for building quality new homes throughout the North West. Their properties range from luxury detached houses to starter homes in up and coming regeneration areas building spacious family homes to city centre apartments. The Role As a Site Manager you will be responsible for the day-to-day activities on a busy house building development. The development is estimated to have approx. 250 plots and will run for 2-4 years. As a Site Manager you will be reporting to the Contracts Manager and the main purpose of this role is to undertake the day to day management of construction activities of a designated project in order to maximise the company's profitability and client satisfaction whilst ensuring programme, Health and Safety and Quality Control are upheld to the highest of standards at all times. Duties will include: Read and understand Specification, Drawings, Preliminaries and Contract Documentation. Ensure compliance of all Company policies and procedures by the site team and subcontractors Monitor orders and deliveries to ensure that all materials are available when required. Ensure that materials are supplied and fixed in accordance with Contract Specification. Store all materials in accordance with manufacturers' recommendations to minimise loss and wastage. Ensure sub -contractors are kept advised of Site requirements Distribute information & receive information from the subcontractors Update the Construction Programme on a weekly basis Ensure that the Site Offices and Storage Compound reflects a professional image Work closely with design team, customers, sub -contractors and suppliers and maintain good working relationships. Liaise with Sales department and customers to ensure the highest possible Customer Care performance/ satisfaction and complete all relevant inspections and documentation Deputise for Site Management when necessary Ensure current Safety, Health and Welfare requirements are met and implemented Undertake site safety induction for all new site personnel Key skills and Abilities The successful Site Manager will have previous experience working on new build housing developments with the detailed knowledge of building process and ability to demonstrate good technical knowledge of the housing market. You will ideally come from a trade background and will hold valid SSSTS or SMSTS, First Aid, CSCS Card and Scaffold Inspection. You will possess a 'hands-on' and pro-active approach to problem solving, have good time management and organisational skills with the ability to motivate self and others and work in a team environment. JOB DESCRIPTION Manage and control the activities on site to successfully complete the project within budget, to the stipulated quality standards, within the contract period and to achieve high levels of customer satisfaction ensuring that the highest standards of Health and Safety are maintained at all times. Specific Responsibilities: Accountable for all daily operational activity and the management of operatives and sub-contractors ensuring adherence to all Company policies, procedures and practices. Manage activities on site, ensuring that the highest standards of Health and Safety are maintained at all times. Organising and coordinating site resources to optimise the effectiveness on site. Induct all employees in the United Way of working ensuring that the contract delivery processes are complied with and adopted into your daily disciplines. Responsible for ensuring that the quality and programme standards are delivered (avoiding any defects later), undertaking regular reviews to monitor progress against programme addressing any shortcomings and issues as they arise. Ensure that records pertaining to requests for information, verbal instructions, delay and disruption are rigorously maintained in conjunction with the commercial team to ensure the company's liabilities are protected. Identify and requisition site equipment / plant and materials to ensure completion of works. Regular communication with Line Manager on site progress, advising of issues which may impact / change the contract programme. Accurately record progress weekly on all activities. Supervise the implementation of work safety plans, method statements, risk assessments and other works procedures ensuring they comply with the relevant documentation. Monitor and report on their effectiveness. Ensure all operatives and sub-contractors are suitably trained to use any relevant plant and equipment.
