Role: Service Technician Reporting to: Service Manager Property: Cortland Cassiobury Role Overview The Site Technician will assist with the general maintenance, project management and statutory compliance of the Cortland Cassiobury site reporting to the Service Manager for Cortland Cassiobury operational support issues. To assist with all repairs, and maintenance issues in relation to all residential properties and communal areas owned and managed by Cortland Cassiobury To be part of the Cortland Cassiobury inhouse preventative and reactive maintenance team, with attention to detail and quick response times to defects raised on the Yardi system. Main Duties and Responsibilities General In close liaison with the Service Manager action all maintenance tasks across the Cortland Cassiobury Site (checking the Yardi system/emails daily and contactable by phone/radio during working hours). Support the Service Manager in ensuring all Health and Safety requirements and documentation is maintained in a timely and accurate way. To liaise with the Service Manager and advise of any maintenance issues within the properties and buildings. To attend all maintenance issues and establish the cause and ascertain who is responsible for resolving the issue i.e., Cortland or an external contractor. Be familiar with combined heat & power systems, heat interface units, MVHR units etc. Assist in the day-to-day maintenance of the plant and site equipment on the Cortland Cassiobury Site. Including maintenance repairs such as basic carpentry, minor electrical, plumbing, tiling, painting, and decorating. To ensure everything is completed to a satisfactory standard, in the agreed timescales and that the residents are left satisfied with the works carried out. All notes and pictures are uploaded onto the Yardi system. Join out of hours rota call out for holiday/weekends and evenings. Communicate directly with residents to resolve service requests which have been raised on the Yardi maintenance portal. To co-ordinate with residents when access is required to conduct works and resolve issues. Frequently inspect properties and facilities to proactively detect potential problems and recommend the necessary repair and maintenance. To inspect properties and report to the Service Manager as and when required. To identify damages caused by residents/visitors and work closely with the Service Manager in ensuring there is a good upkeep of all rented properties and residents are aware of their responsibilities in ensuring the property is kept in a good condition and returned in the same condition it was rented to them. Help with the development of maintenance procedures and PPM's. Be confident in carrying out ongoing preventative maintenance programs i.e flush testing, emergency light testing, fire alarm testing, AOV testing, lift testing etc. Provide immediate response to emergencies across the site, keeping the Community Manager and Service Manager informed of action taken. Be prepared to undertake any relevant training for the position held. Assist with waste management supervision each week i.e keeping the bin stores clean, reporting items that should not be in the waste bins & getting the wheelie bins out to their respective collection points. Contractors and Site Works Inspect the quality of performed maintenance work by contractors and raising any concerns to the Service Manager. Help ensure plant rooms are free from hazards and in full operation across the Cortland Cassiobury Site. Assist contractors on site (including all paperwork requirements), following security and safeguarding procedures as required. Health & Safety & Compliance Responsibilities Report all H&S risks identified across the Cortland Cassiobury Site to the Service Manager directly. Assist Service Manager on a weekly/monthly H&S inspection. With Service Manager or in his absence conduct weekly testing of the fire alarm system and bi-annual fire drill, maintaining accurate records for inspection. With Service Manager or in his absence conduct weekly visual safety inspection of all Gym equipment and maintain accurate records for inspection and co-ordinate bi-annual/annual inspection by external provider. Be responsible for the safety and security of all tools, materials, equipment used, ensuring H&S related legislation and codes of practice are always adhered to. Be proactive every day in looking for and flagging any hazards that would jeopardise the safety of anyone on the Cortland Cassiobury Site, informing the Service Manager and wider Site Team. Have an awareness of/input into risk assessments for the Cortland Cassiobury Site, to comply with Health & Safety, fire regulations, COSHH, manual handling etc. Perform such other duties which will include but are not limited to those set out in the Cortland Employee Manual and observe such restrictions and undertake such responsibilities as may from time to time be assigned to you by the Service Manager or the General Manager. You are expected to be flexible to carry out tasks that are unforeseen at this time e.g., legislative changes, improvements in service delivery, project work etc. However, you will be given the correct guidance and support to enable you to conduct these duties effectively.

Ideally you will have the following skills: Building relationships with training providers ensuring cost effective courses available. Ability to learn and understand Professional qualification requirements/Continued Professional Development. Reviewing of online mandatory training assessments, ensuring successful completion by staff and Principals. Assistance with setting up training rooms where required. Helping with inductions. Arrange student bookings on agreement with L&D Manager. Coordinating study dates on spreadsheet. Attending University/school fairs to talk to students/parents and teachers. Coordinating inhouse training where needed. Arranging and booking meetings and book training courses accordingly. Supporting the L&D Manager with the development of all students and apprentices with their studies and associated programs. Providing day to day assistance on Appraisals across the firm. Ensuring all Appraisals are completed across the firm and review training needs. Regularly assess file records to ensure they are retained or securely destroyed in line with GDPR requirements.
