Property Surveyor Central London £55,000 to £58,000 Bonus & Benefits We are seeking a talented surveyor to join a small but experienced property team to assist with the management of a diverse London weighted real estate portfolio predominantly occupied and operated by group companies. My client are a Mayfair based property and asset management business responsible for the management of real estate assets on behalf of various group companies. Sectors include self-storage, offices, trade counter, industrial, hotels and life science. The portfolio is national however the majority of assets are within London M25 or the surrounding counties. The property team, are responsible for the asset management, development management, property management and the acquisition and delivery of new opportunities into the real estate portfolio. The property team deal with the full life cycle of investments typically acquiring land or development opportunities, achieving the necessary planning consentsand then working with third party contractors to deliver construction phase. Thereafter the asset will be held on a long term basis with the property team maintaining the asset management and property management responsibilities. Main Duties and Responsibilities: Undertake all aspects of asset management including lettings, rent reviews, lease renewals, negotiation of licenses. Property management including service charges management. Negotiation of dilapidation claims and repair schedules Assist with development projects, obtaining planning permission, appointing professional teams. Management of contractors Any other ad-hoc tasks assigned by the Head of Department. Skills and Experience Chartered General Practice Surveyor (RICS desirable but not essential). MRICS is desirable but not essential. Experience preferred in L&T, lease renewals, rent reviews, lettings and development management. Knowledge and experience in the commercial property sector ideally including L&T, agency, development management, asset management and property management. An amount of experience either at a consultancy or a similar client-side role is essential. Build strong internal and external relationships using effective verbal and written communication and interpersonal skills. Strong negotiation skills. Be proficient in MS Office skills including Excel. Well organised and self-driven individual with demonstrated ability to prioritise and effectively complete multiple tasks. Agreat team player and be comfortable working in a team e nvironment. Have the ability to work under pressure with a high level of organisational proficiency and initiative. Good attention to detail and ability to follow department procedures. Strong level of planning, prioritising and diary management.
