Commercial Property Manager My well established clients are now seeking a keen and enthusiastic professional who assists in the management of an extensive and expanding Commercial property portfolio. The position is for their successful Coventry office although you maybe required from time to time to cover offices in the surrounding area. The role holder is required to make site visits using their own transport and should hold a clean driving licence. The role includes: Perform effective management of the Commercial property portfolio including rented premises and service charges. Communicating with clients on a regular basis. Deal with managed property repairs and maintenance enquiries, ensuring satisfactory completion of works and liaising with contractors, utility companies, landlord clients and tenants and building inspectors. Carry out periodic property inspections and reporting thereon. Negotiating assignments/subletting of leases, rent reviews and lease renewals. Carrying out other reasonable duties from time to time as requested by the management. Ensure credit control targets are met for rent and service charge collections Ensure accurate lease data is maintained on the property management system. Ensure rent demands are raised accurately and on time Ensure client reports are prepared and issued in accordance to timescales. Compliance with relevant RICS codes of practice Manage the transition of client / properties in and out of management Provide accurate insurance data to broker for renewal and ensuring all insurance premiums are recharged to tenants Identify opportunities for providing additional services to clients Preparation of service charge budgets Review service charge cash flows and budgets monthly/quarterly subject to client requirements. Service charge year end reconciliations in accordance with RICS guidelines. Conduct work in line with company standards and requirements. Full utilisation of the Released Property Management system Key requirements Previous experience in a similar role preferred. Be commercially astute, understanding the importance of business targets and their impact to the practice. Good knowledge of the 1954 Landlord and Tenant Act Have a commitment to providing an excellent standard of client care. Be IT literate with experience of using a web-based case management system. Proactive and business minded, Able to communicate effectively both in writing and verbally, Full driving licence and access to own vehicle, Strong organisational skills - able to prioritise own time and workload, Ability to work well on their own and as a team, Good working knowledge of Microsoft packages, Candidates will need to be able to demonstrate that they can work on their own initiative without day-to-day supervision and will need organisational and diary skills to be able to repeat defined activities on a regular basis to communicate with clients and customers.
