Must be situated 30 mins from RG12 - applicants who do not reside within a 30 mile radius will be declined KEY RESPONSIBILITIES: Provide comprehensive property management services to a designated client group, covering renewals, repairs, deposits, and lettings accounts. Efficiently handle enquiries, referring complex or legal queries to the manager or relevant experts. Follow procedures/process maps to meet key time scales in daily activities. Investigate and resolve property-related queries and problems, advising on the best course of action. Maintain and utilize office systems effectively, updating property files and computer databases. Issue accurate documentation to relevant parties in a timely manner. Liaise with third-party suppliers to coordinate necessary works. Develop strong relationships with key clients, treating them as individuals. Facilitate communication between Landlords and Tenants, ensuring effective negotiation. Keep all relevant parties informed and up to date on progress, particularly regarding client issues and complaints. Promptly advise the branch of arising issues and relevant updates. Proactively address and resolve complaints, taking necessary preventive actions. Promote additional services and meet third-party referral targets. Ensure compliance with lettings administrative procedures and legal requirements. Develop a deep understanding of legal requirements related to property management. Continuously streamline and improve processes, actively incorporating client feedback. Manage a total factored property portfolio ranging from 200 to 250 units. ADDITIONAL TASKS BASED ON SENIORITY: Senior Property Manager (Band 3): Total factored property portfolio 220 - 280. Key releasing and proactive management. Achieve monthly third-party budget targets. Upgrade property management services and ensure works orders meet service standards. Executive Property Manager (Band 4): Total factored property portfolio 250 - 300. Mentor and train new starters. Achieve higher monthly third-party budget targets. Upgrade property management services with a focus on excellence. Deputy Team Leader (Band 5): Total factored property portfolio 200 - 250. Take on team leader responsibilities in their absence. Drive growth in property management instructions. Coach the team to achieve third-party budget targets. Team Leader (Band 6): Oversee the portfolio during team shortages. Overall responsibility for team performance. Propose development ideas to enhance business. Ensure the team achieves third-party budget targets and meets service standards.
