Commercial Property Manager This company is seeking a knowledgeable Commercial Property Manager to oversee a portfolio of commercial properties for a range of clients. As the Commercial Property Manager, you will be responsible for maintaining and developing client contact, dealing with all aspects of day-to-day management of the properties, including overseeing rent collection and accounting matters, tenant relations, maintenance and repairs, service charges, and landlord and tenant matters. Job Description The Commercial Property Manager will be responsible for interpreting and negotiating leases, including being able to oversee licenses, rent reviews, lease renewals, as well as liaising with third party consultants on a range of matters such as schedules of condition, terminal dilapidation's, refurbishments, and conversion schemes, etc. Ensuring compliance with Health and Safety legislation, preparing service charge budgets, reviewing year-end certificates and other financial reporting. This role also involves building and maintaining good relationships between this company and its clients and actively promoting the company and assisting with business development initiatives. Summary of Duties Overseeing rent collection and dealing with arrears with assistance from credit control team Dealing with applications for licenses to underlet, assign or alter Management of incoming and vacating tenants etc. Health and Safety compliance and monitoring Overseeing routine property repairs, instructing contractors, undertaking property inspections and implementing planned maintenance programmes Preparing service charge budgets and administering service charge funds and contracts. Good understanding of current legislation, Building Control requirements and Governing body (NICEIC) requirements A full UK driving licence for at least a year.
