Having recently undergone a rebranding exercise they are now investing across their estate and growing through acquisition. With a 3 year CAPEX pipeline of over £100mln the Property Director is looking for a right hand person with financial acumen, who can tie the project piece together to do due diligence, surveys, budgeting, tender documents, and oversee the Project Managers in the most cost and time effective way. Overview of the Role The Development Director is wholly responsible for the delivery of the openings programme and cyclical CAPEX investment programme, on time and on budget. Leading the Project Management team you will meticulously budget plan each site, through high level estimates and quantities, to correlating all quotes received by the Project Management team and building out full budget profiles for board approval. You will use your contacts and negotiation skills to ensure that best prices are being achieved, whilst not sacrificing the look and feel of our clients' Pubs and Hotels. Development Director Responsibilities Monitor and control costs throughout the lifecycle of a project. Management and submission of variations and drawing changes. Review offers and quotes from sub-contractors Attend all site meetings, if the project should change you will present to the board the highlighted changes and adjust budget projections for approval. Review and approve purchase orders to suppliers Take ownership of contractual and commercial aspects on multiple projects Completing valuations and applications for payment in accordance with the contract Ensuring payments are received in line with applications and contract agreements Preparation and agreement of final accounts with clients Assisting the operations team with commercial matters Preparation and management of subcontract payments through to final accounts Contract administration including the management of JCT's, Employers Agents and Collateral Warranties in the companies favour. Person Specific Requirements: Preferably experience in Quantity Surveying or Cost Management. Detailed focus with exemplary record keeping Highly organised with excellent time management is essential for the role, whilst multi-tasking and prioritising tasks independently Sound commercial property and legal understanding. Excellent communication skills and ability to manage key stakeholders. A highly analytical mind and excellent project management skills. The ability to multi-task and to manage multiple projects and deadlines The ability to deliver result and findings and present to board level.
