My client is searching for a Senior Property Solicitor or Conveyancer to join their Birkenhead, Merseyside offices on a hybrid basis. Key responsibilities You will be responsible for managing a caseload on a day-to-day basis which includes all aspects of the conveyancing transaction from instruction to completion, registration and closure of the file. Taking instructions, keeping accurate file notes, communicating with clients and 3rd parties, and completing tasks. You will draft legal documents including Standard Precedent Letters, Contract Packs, Title Reports, Exchange and Completion letters, general correspondence, and Land Registry and HMRC forms. Carry out Pre-completion, Land Registry and Conveyancing searches accurately and timely. You will ensure the file is ready for exchange and completion, making sure all the correct and necessary paperwork and funds are in place. Carry out Post Completion work including preparing and sending applications to the Land Registry, Stamp Duty Land Tax submissions, file closures and checking account ledgers. As a Property Lawyer you have a mixed caseload of Freeholds and Leaseholds. You may receive training on more complex matters such shared ownership, unregistered properties, acting for companies, lease variations and extensions, and new builds. You will be experienced in managing a conveyancing caseload. Excellent communicator, who can demonstrate good time management, alongside organisational and problem-solving skills. Accuracy and the ability to pay attention to detail is crucial. Self-motivated and able to work alone or as part of a team. Knowledge of Case Management Systems and Microsoft Office especially Word, Excel and Outlook is preferred but not essential. Job Title: Conveyancer (our ref KL122) Location: Maidstone, Kent The Role: As a property Conveyancer you will be required to help clients with the settlement and title transfer process by ensuring that their client is meeting all legal obligations and that their client's rights are protected during the transaction. Advise clients on all aspects of the buying or selling process. This role involves but is not limited to: Receiving instructions and providing legal advice to clients on purchase, sales, re-mortgage and transfer of equity matters. ID requirements, source of funds, gift deposits and risk assessments. Issuing contracts Mortgage redemptions Exchange of contracts Ordering and reporting on searches Checking and reporting of titles, including leases and raising associated enquiries. Checking and reporting on mortgages and management packs. New-build and second-hand transactions Managing and developing relations with referrers Responsibilities / Requirements: You must have residential conveyancing experience (handling all aspects of your own case load).
