Your New Organisation My client is one of the UK's largest news wholesalers, operating from 35 distribution centres, serving 24,000 retailers daily. Your New Role As a Property Manager, you will oversee Smiths News plc's property portfolio, which comprises approximately 50 units and leases. Your responsibilities include:Transactional and Settlement Negotiations, collaborate with stakeholders to ensure smooth transactions and settlements. Provide expert recommendations to enhance property management practices.Financial Review and Audit, conduct thorough reviews of rents, rates, service charges, and other occupational costs. Identify opportunities for cost mitigation wherever possible.Tenant and Landlord Relations, foster positive relationships between our business, landlords, tenants, and managing agents. Ensure estate management principles are upheld, allowing seamless business operations without disruption.Portfolio Management Day-to-day management of the property portfolio. Undertake rent reviews and lease renewals aligned with our business strategy. Manage assignments and landlord consents. Optimise subletting of vacant units. Monitor tenant compliance with lease terms and repair obligations. Coordinate inspections for management, lease, and statutory purposes, including repairs and dilapidations. What You'll Need to Be Successful Strong Proficiency: Robust understanding of property management, lease management, and commercial leases. Legal Expertise: Experience collaborating with solicitors to finalise heads of terms, leases, licences to alter, and other legal documentation. Financial Acumen: Ability to grasp financial performance metrics and budgeting procedures effectively. Organisational Skills: Exceptional ability to proactively prioritise tasks and meet business demands. Independent Worker: Autonomously manage tasks while providing regular communication updates to stakeholders. Educational Background: Relevant degree or qualification related to Building Surveying. Effective Communicator: Skills extend across departments, contractors, and landlords within our business. Professional Membership: Associate Member (AssocRICS) or working towards Chartered status (MRICS).
