They now have an opening for an experienced Branch Manager to take over the running of an established office. The Role Managing an established team of property professionals in this busy branch. Working towards strict daily, weekly and monthly targets, along with agreed KPI's, ensuring your branch is profitable. Motivating and coaching your team, in addition to regular one to one appraisals and regular training. Dealing with any enquiries from Vendors, Landlords and Purchasers and resolving any problems before they arise. Promoting the company's additional products, such as Financial Services and ensuring your team are aware of these. Keeping a close eye on the local market, noticing any changes and recognising opportunities. Attending regular Managers Meetings to discuss performance and any upcoming opportunities. Being part of an enthusiastic and driven team, working towards common goals. The Person You will either already be in a Branch Managers role, with a clear passion for property and ideally a good knowledge of the local area. You will be driven to succeed and be a real team player. You must have: Prior Estate Agency Branch Management experience, or a Senior Negotiator ready for the next step. Excellent people skills, with the ability to motivate, train and encourage. Strong negotiation skills. A good understanding of the property market. A high level of commercial awareness. Excellent communication skills, both written and verbal. Good IT skills, including knowledge of Microsoft Word and Excel. A keen eye for detail. Confident and able to work alone, as well as be part of a team. Able to work to targets. A willingness to go the extra mile. NAEA or NFOPP would be an advantage. A full UK driving license. I am working with an exciting client within the Property/holiday lettings industry. They are looking for a new Property Consultant to help grow/expand the business, as they have big plans for the business in the next few years. By the end of 2024, the aim is to have grown the homes under management by 100. Remote working - team meetings once every 2 weeks in Cheltenham Preferably someone within an hour radius, due to property viewings/meetings Base Salary - up to £40,000 DOE, OTE earnings on top, uncapped commission structure You will be leading the property acquisition efforts to source suitable properties across the Cotswolds and surrounding areas for our service. This is a large geography that spans urban locations such as Oxford, Cheltenham, Stratford Upon Avon, Bath as well as all the rural locations and villages in between. This is a proactive outbound BD role requiring you to build a strong network with local estate agents, suppliers, partners, owners, and anyone who could be a source of quality homes to join the existing portfolio. Responsibilities: Fully responsible for self-generating your own leads, managing your sales pipeline to deliver results and sales targets. Identify and source new clients through a multi-channel approach: networking and developing relationships with estate agents and other key suppliers such as housekeepers, accountants, mortgage advisors, maintenance contractors etc to generate referrals. Use the latest insights, trends, and data to generate achievable revenue estimates to new property owners and and sell the value and opportunities that our service bring. Build and maintain strong relationships with owners - acting as a trusting and reliable partner. Be an ambassador for the company and passionately sell the business to potential new owners and partners. Organise visits to meet owners at properties. Work closely with the Onboarding Lead to agree timelines of delivery and making properties go live. Collaborate on marketing campaigns to drive leads and awareness of our brand in the region. About you: Min 2-3 years' experience in a sales capacity, preferably in an outbound environment. Personable - you love meeting new people and building long lasting relationships. Self-starter - motivated by personal and business growth. Willing to test new ideas and be creative in your approach. Excellent time management skills - well organised, can prioritise quickly and effortlessly. Have a full UK driving licence. Must have own car for travelling across the region for meetings.
