The role of Maintenance Assistant: Working as part of the wider Facilities Management team to ensure the provision of safe accommodation for the occupiers in accordance with the Client's requirements as set out in the Service Level Agreement (SLA) Ensuring the Planned, Preventative Maintenance (PPM) programme and the Life Cycle Replacement schedule are comleted on time and in line with performance requirements Participation in a 24-hours / 365 day a year Standby and Call-out Rota. Responding to calls and carry out necessary repairs/rectification in accordance with the defined reactive response requirements. This is an important aspect of the job, and it is vital that you are willing to assist out of hours where necessary Carrying out a wide array of FM tasks including: - all statutory and PPM works, as necessary Carry out legionella tasks and flushing as requested Carry out minor maintenance tasks including but not limited to, painting, decorating, blockages, toilet seats, lamp changes, deliveries, furniture breakages and room lockouts fire alarm testing, Fire warden and porterage Completing all works safely & in accordance with all relevant regulations Working with a pro-active approach to preventative maintenance/inspections so breakdowns and failures are minimised Provide timely & efficient resolution to reactive tasks Completing additional remedial works when required Ensuring the upkeep of relevant certification & documentation as required by the contract Assist in audits, stock takes, ordering and contractor management Assisting the wider team by working closely with other team members to maximise productivity and ensure that team and company goals are met Remaining vigilant and where issues occur beyond the key responsibilities of the role, ensuring they are reported to the appropriate individual promptly and professionally Ensuring all work undertaken is carried out strictly in accordance with supervisory instruction Maintaining a clear knowledge and understanding of team objectives and priorities and how the individual role will contribute to the achievements The requirements of the Maintenance Assistant: At least 2 years' experience of carrying out Planned, Preventative Maintenance or Reactive Repairs a commercial environment and ideally in a Facilities Management environment Ideally qualified to Ordinary National Certificate or equivalent in, Electrical / Mechanical engineering Demonstrable skills in carrying out maintenance, decorating, joinery and plastering Good working knowledge of electrics, joinery and building fabric repairs Experience of Manual Handling Minimum of 4 GCSEs (grade 9-4 / A-C) including Maths & English or equivalent Criminal Records Bureau (DBS) clearance to work (to be obtained once appointment is made) Salary & Benefits: Negotiable Base Salary DOE Pension Laptop & Phone Free Onsite Parking 25 Days Holiday 8 Bank Holidays You must have full right to work and live in the UK without requiring any form of visa sponsorship. As a Maintenance Assistant you will be: Responsible for the upkeep of the Care Home and surrounding grounds and undertake planned maintenance of the home ensuring excellent first Impressions to all who visit Ensuring the smooth operation and serviceability of all services such as heating, lighting, plumbing and non-medical equipment required for the safe and efficient operation of the Home. Maintaining the homes exterior including: Pathways and driveways are clear unobstructed and safe. Plants are kept hydrated, flowerbeds and potted plants are tendered and grassed areas kept tidy to enhance 1st impressions. Ensure that external lighting and signs inside and outside the home are clear visible and in good order/ repair. Ensuring compliance and essential checks are completed and identifying and reporting all maintenance defects Engaging proactively with all stakeholders ensuring all allocated tasks outside and inside the site are carried out effectively and efficiently and to a high standard Able to undertake decorating, including painting & wallpapering, minor refurbishment and maintenance within the home Able to provide out of hours emergency service by participating in the on call rota and be proactive when asked to provide temporary cover for sister homes. Suitably trained to be an active Fire Warden and to keep up to date within policy and procedures including all training as required. Induct new staff as required. Able to assemble /install new equipment/goods delivered to a home. Assisting with the fire and water risk assessments and reviews. Carrying out plumbing, joinery and general building repairs to a good standard. Maintaining the company vehicle and carrying out basic safety checks.
