Quantity Surveyor A five star house builder have a requirement for an experienced Quantity Surveyor to join their regional offices based in Lancashire. The company deliver high quality homes across the North of England and the company pride themselves in their commitment to building quality, high specification homes The Role The company have steady growth plans and currently have an opportunity for a Quantity Surveyor.. Working as part of the Commercial team, you will ensure commerciality is at the forefront of all that we do. Responsibilities will include; project cost control, risk and opportunity management, procurement/subcontract administration, Viability production and budget production / forecasting. Duties and responsibilities: Tendering/Procurement: Responsible for multiple pre contract developments - preparing tender and procurement process for handover to QS at site start. Secure best rates/value through comprehensive tender lists ensuring a minimum of 3 sub-contractors per trade on each development Issue and detailed analysis of site tenders Work with commercial and production teams through procurement process to ensure communication of accurate and consistent information to deliver projects. Contribute towards monitoring and review of supply chain for the region. Gain approval of all sub-contractor tender lists prior to commencing tender process Contribute to pre-tender / operations meetings including those with sub-contractor attendance and provide commercial reports where requested Land Bids/Viabilities/Budgets: Support the preparation of land bids/financial viabilities and detailed budgets for commercial management approval in line with business plan requirements and deadlines. Produce updates and revisions to viabilities in line with Land team / Management team requests Collaboratively ensure any updates are recorded and understood with key colleagues Understand the reasons behind financial changes on projects and take steps to incorporate into future projects. In conjunction with our land and technical teams ensure all design and planning is informed by accurate cost information and focuses on accuracy, efficiency and value improvement. Provide cost information in relation to project risk and opportunity Challenging proposed solutions and costings on a project by project basis to maximise land value and profitability whilst championing best practice. Contribute to pre-contract and pre-start meetings Skills and Experience required The successful Quantity Surveyor will ideally have previous experience working for a house builder on multiple housing developments. Land Manager A luxury five star builder have a requirement for Land Manager to join their Land Team to source new land opportunities for the North West region. Reporting to the land Director your role will involve identifying and securing sufficient land on appropriate contractual and commercially sound terms to service the business plan and manage the planning requirements of all regional projects. Key accountabilities: Land Identification - Maintain a high profile with external property contacts by establishing and maintaining effective working relationships with local authorities, local agents, land owners and other developers in pursuit of opportunities for the company; Source off-market deals through contact base and via saturation surveys. Land Appraisal - Develop and maintain a full understanding of the viability system and the various internal procedures involved in investigating, reporting and ultimately purchasing land. Develop and maintain knowledge of the planning system and be highly involved in the planning process, monitoring site progress through to implementable consent. Land Acquisition - responsible for acquiring land opportunities; enter negotiation and formulate offers to pursue land opportunities within annual budgets and forecasts. Post land purchase - Management of any land issues on all sites and manage any overage or any other ongoing obligations associated with live sites. Other duties: Maintain a sound knowledge of all technical aspects covering the acquisition and development of land and associated legal agreements. Develop and maintain a thorough understanding of legal issues relating to development including title constraints, contracts, joint ventures and partnerships. Produce, negotiate, and agree heads of terms for agreements as necessary for the acquisition and development of any given site. Formulate offers, co-ordinate investigations, negotiate with local authorities, agents and solicitors, to produce contracts for signature. With minimum supervision, for unconditional / conditional contracts, responsible for overseeing the project until legal completion and for liaising with all internal departments accordingly. Act as a conduit between the Land and other internal departments to ensure opportunities are optimised and effective working relationships are developed. Management of option agreements and obligations within, following handover from Strategic land. Act as land lead/ project lead as necessary for pre-development sites in accordance with company processes. Planner Role Reporting to the Head of Land & Planning you will be responsible for coordinating the preparation of planning application submissions to achieve timely, implementable and commercially sound planning permissions and any ancillary consents required under planning legislation to support effective site starts.
